If you are in the process of buying or selling a property then there is quite a complex process to work through. Part of this process is to perform "searches". The purpose of this activity is to discover as much information about a property as is possible. Is it build over a coal mine? Is it in a "conservation area"? Who owns the property? Who owns the land the property is built on? What are the environmental factors? Are there tree preservation orders? Etc. Which searches need to be done will be determined by your solicitor. They will contact people such as the land registry, the local authority and the coal board to gather the information that they need. We strongly recommend using a solicitor to ensure that all the searches that you need are done properly, and without omission.
