Why use an Estate Agent in adlington?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in adlington to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in adlington to help you market and sell or let your property.

Expertise
If want to do something complicated then it's typically prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in adlington is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
Time
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. adlington applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good adlington estate agent.
Quality Marketing
A good adlington estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your adlington property needs as much exposure as possible, to maximise interest from potential buyers. Usually an agent will advertise your property on property portals, such as Rightmove, and in your local or adlington property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
Achieve The Best Price
Experienced Estate agents in adlington understand the adlington property market place, and will help your achieve the best price for your property.

Selling Tips

Spend Up To 1%
It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local adlington specialist adviser or adlington estate agent. A good adlington estate agent may be able to point you in the right direction.
Scrub Up
Don’t be afraid to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with adlington buyers.
Tidy Up
Make sure that rooms are clean and tidy, especially bedrooms, bathrooms and kitchen.
Molehills And Ants Nests
If your garden suffers from Mole Hills or ants nests, then take appropriate action to eliminate these pests (humanely, of course). These garden pests could be off-putting to adlington property buyers.

Estate Agency Articles

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
When should I instruct a solicitor?
Some adlington solicitors offer a "no sale, no fee" service so there is no risk in instructing such solicitors before you have agreed a sale or purchase. In fact, as a seller, it is better to start the process early so that paperwork etc can be prepared in readiness for a sale. As a buyer, you can also instruct a adlington "no sale, no fee" solicitor as there is no risk in doing so. In fact, when you make an offer on a property, your position looks stronger if you have a solicitor already in place.
