Why use an Estate Agent in armley?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in armley to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in armley to help you market and sell or let your property.

Accompanied Viewings
Most estate agents in armley will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a armley estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.
Good Advice
A armley estate agent will be able to answer any queries you may have about the buying or selling process.
Good Local Knowledge
An estate agent or letting agent in armley is very likely to have good local knowledge, and thus be an effective marketer of your property.
In The Know
A good armley estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.

Selling Tips

De-Clutter
It’s your home in armley, you’ve lived there for years, it feels like part of you, and you love it. But if you’re selling, then it’s time to move out mentally! Try to pack away as much personal clutter as you can. Leave a few, favourite items out so that the house doesn’t feel like a armley hotel, but otherwise present your viewers with a blank canvas, somewhere that they can imagine making their own.
Tidy The Garden
Perhaps you are not much of a gardener, your lawn is un-cut and the whole place is looking rather messy! Well it’s time to get busy. A badly presented garden may well be off-putting to armley buyers. Cut the lawn, trim the edges and remove as much junk and clutters as you can. A few plastic pots filled with colourful flowers could really change the appeal of your property.
Pet Problems
If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen armley viewers. Consider calling in a local armley cleaning specialist to revive carpets.
Scrub Up
Don’t be afraid to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with armley buyers.

How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a bigger chain of connected sales. Further time delays could result from missing documentation, slow armley solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
Can I speed the process up?
If you are selling, you should get all your paperwork and documentation to your solicitors as soon as you can. This will allow things to move forward quickly. The same applies to buyers who should also put as much effort as possible into arranging the mortgage as this is typically the thing that takes the longest time.
