Why use an Estate Agent in ascog?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in ascog to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in ascog to help you market and sell or let your property.

Expertise
If want to do something complicated then it's usually prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in ascog is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
Quality Marketing
A good ascog estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your ascog property needs as much exposure as possible, to maximise interest from potential buyers. Normally an agent will advertise your property on property portals, such as Rightmove, and in your local or ascog property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
Well Connected
ascog estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in ascog.
Good Advice
A ascog estate agent will be able to answer any questions you may have about the buying or selling process.

Selling Tips

Find a good conveyancing solicitor for ascog conveyancing
If you're selling or buying property in ascog then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to ascog to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. ascog conveyancing doesn't need to cost the earth!
Mirror Mirror
Do you have a small room in your house? A carefully selected mirror can really help to improve the perception of the size of a room.
Neutralise Nasty Odours
If you're trying to sell your ascog property, then perhaps it's time to ask a good friend the question "does my house smell". If you live with unpleasant odours, then you may no longer notice them. Get the blunt opinion of a friend. If there's a problem, don't worry... there are plenty of products on the market to remove nasty smells, rather than cover them up.
Conveyancing
When you are buying or selling ascog property, then one expense that is difficult to avoid is the legal cost. It really isn't a good idea to cut out the solicitor, as conveyancing is a complex process, and there are many pitfalls. The good news is this: There is no good reason to use a local solicitor - and AgentQuote.co.uk can help to find you a quality national solicitor who will do the work for a much cheaper price.

Estate Agency Articles

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
When should I instruct a solicitor?
Some ascog solicitors offer a "no sale, no fee" service so there is no risk in instructing such solicitors before you have agreed a sale or purchase. In fact, as a seller, it is better to start the process early so that paperwork etc can be prepared in readiness for a sale. As a buyer, you can also instruct a ascog "no sale, no fee" solicitor as there is no risk in doing so. In fact, when you make an offer on a property, your position looks stronger if you have a solicitor already in place.
