Selling Tips

Marketing Your Home Through an Estate Agent
Even though you may have thought you'd selected the best estate agent in the town of avishays, they may have become complacent by relying on their reputation. Always satisfy yourself that they are doing the best job for YOU. Never mind their other clients - it's your home that needs the effort behind it to market and sell it as effectively as possible.
Pay For A Deep Clean
If a girl was going out on a important date, there's a reasonable chance she's either spend a lot of time at home getting ready, or even go to a avishays beauty salon. If you're trying to sell a avishays property then don't treat it any different! Consider getting in a deep-cleaning service. Prices, and level of service will vary, so look around! They will steam clean carpets, curtains and upholstery. They will get rid of all of the dirt that you may not even notice. Your oven will look like new! Hopefully the overall freshness and odour of your property will improve. This should really help with your sale!
Spend Up To 1%
It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local avishays specialist adviser or avishays estate agent. A good avishays estate agent may be able to point you in the right direction.
Be Energy Efficient
If you're selling your home then avishays buyers will be looking for energy efficient properties, as these will be cheaper to run, and easier to sell.

A good avishays estate agent will be able to advise you and point you in the right direction for making your home more energy efficient.

An energy assessor will come and assess your property for a current and potential Energy Efficiency Rating and a current and potential Environmental (CO2) Impact Rating. This will be included in your HIP pack, which must be completed before you market your property.

Estate Agency Articles

How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a larger chain of connected sales. Further time delays could result from missing documentation, slow avishays solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
Should I Use An Internet Agent?
Perhaps you've notice that there's an ever increasing number of "Internet" based estate-agents popping up. These are basically agents that don't have a shop front and use the Internet to market their property portfolio. These agents can often heavily undercut local agents, but there are a few important things to look out for... Do they advertise in your local press? Do they put your property onto Rightmove? Can they offer accompanied viewings? If these things are not important to you, then go-ahead and save a packet!
