Why use an Estate Agent in ballymoney?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in ballymoney to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in ballymoney to help you market and sell or let your property.

The Right Price
Of course, everyone wants to sell their ballymoney property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good ballymoney estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential ballymoney purchasers.
In The Know
A good ballymoney estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Well Connected
ballymoney estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in ballymoney.
Missed Opportunities
You local ballymoney Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.

Selling Tips

Make some coffee
Most people love the smell of brewing coffee, even if they don't like to drink it. Consider putting on some fresh coffee just before a viewing, it's sure to create a welcoming odour for those ballymoney viewers!
Neutralise Nasty Odours
If you're trying to sell your ballymoney property, then perhaps it's time to ask a good friend the question "does my house smell". If you live with unpleasant odours, then you may no longer notice them. Get the blunt opinion of a friend. If there's a problem, don't worry... there are plenty of products on the market to remove nasty smells, rather than cover them up.
Mirror Mirror
Do you have a small room in your house? A carefully selected mirror can really help to improve the perception of the size of a room.
Scrub Up
Don’t be scared to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with ballymoney buyers.

Estate Agency Articles

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
When a price is agreed for a property, what happens next?
If you have not already done so, you should instruct a solicitor immediately. You should then give the contact details to your estate agent. The estate agent will then write to all interested parties to get the ball rolling.
