Why use an Estate Agent in central?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in central to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in central to help you market and sell or let your property.

Accompanied Viewings
Most estate agents in central will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a central estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.
Well Connected
central estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in central.
Missed Opportunities
You local central Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.
The Right Price
Of course, everyone wants to sell their central property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good central estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential central purchasers.

Selling Tips

Clean Out The Loft
Some buyers will ask to look in your loft. If it it is full of junk that looks like it may be left there then this can be off-putting. Also, a nice empty loft will look like it may have conversion potential.
Find a good conveyancing solicitor for central conveyancing
If you're selling or buying property in central then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to central to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. central conveyancing doesn't need to cost the earth!
Molehills And Ants Nests
If your garden suffers from Mole Hills or ants nests, then take appropriate action to eliminate these pests (humanely, of course). These garden pests could be off-putting to central property buyers.
Go Potty
It is said that first impressions last. If you property will allow for it, why not invest in some fragrant, colorful and attractive potted flowers or plants from a central garden center. These will help to make you property look cheerful and attractive on first impressions.

Estate Agency Articles

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
Estate Agents Commission Rates Explained
Most sellers are unaware of the different commission rates that central estate agents will charge to sell your property. It is a fact that not all central estate agencies charge the same rates and there’s a good reason for this so don’t make your decision on price alone.

Some central agents may quote standard rates but upon appraising the property, may determine that the property may be more difficult to sell than usual because it’s in a bad area or in a poor state of repair warranting more effort on marketing costs and effort. Conversely, some agents may quote a lower than normal rate if they think that they can move your property easily and quickly.

Some central estate agents may not have the overheads of larger firms who have made high levels of investment in high street offices, top-level staff training, sophisticated computer systems and professional marketing materials and resources.

That’s not to say that cut-price commission rates will deliver cut-down levels of customer service and professionalism because you can sometimes experience inadequacies when dealing with larger chain firms too.

Cut price central estate agents typically require a higher turnover of stock in order to survive and they are therefore less likely to be concerned about securing the best price for their clients. The net amount of the post-sale proceeds in your pocket is surely more important than the percentage fee your central estate agent charged in commission.
