Why use an Estate Agent in cirencester?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in cirencester to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in cirencester to help you market and sell or let your property.

The Right Value
A cirencester-based estate agent will know the sensible marketing value of a property such as yours, located in your area of cirencester.
Missed Opportunities
You local cirencester Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.
Good Advice
A cirencester estate agent will be able to answer any queries you may have about the buying or selling process.
Good Local Knowledge
An estate agent or letting agent in cirencester is very likely to have good local knowledge, and thus be an effective marketer of your property.

Selling Tips

Neutralise Nasty Odours
If you're trying to sell your cirencester property, then perhaps it's time to ask a good friend the question "does my house smell". If you live with unpleasant odours, then you may no longer notice them. Get the blunt opinion of a friend. If there's a problem, don't worry... there are plenty of products on the market to remove nasty smells, rather than cover them up.
Mirror Mirror
Do you have a small room in your house? A carefully selected mirror can really help to improve the perception of the size of a room.
Clean Out The Loft
Some buyers will ask to look in your loft. If it it is full of junk that looks like it may be left there then this can be off-putting. Also, a nice empty loft will look like it may have conversion potential.
Rent Some Storage
If your house is very cluttered, then you may want to consider renting a storage unit in cirencester. Removing large, unnecessary articles of furniture and other clutter will give the appearance of larger rooms. Viewers like to see a reasonably blank canvas, that they can really imagine making their own. The disadvantages are the weekly costs of storage, and the double-handling of the furniture, that you will now have to move twice.

Estate Agency Articles

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This normally takes place around noon but could be as late as 5pm.
When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your cirencester solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the cirencester Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
