Why use an Estate Agent in cliddesden?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in cliddesden to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in cliddesden to help you market and sell or let your property.

Presentation
A good estate agent in cliddesden will be able to advise you on how to best present your property to potential purchasers.
Accompanied Viewings
Most estate agents in cliddesden will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a cliddesden estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.
Expertise
If want to do something complicated then it's typically prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in cliddesden is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
In The Know
A good cliddesden estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.

Selling Tips

Rent Some Storage
If your house is very cluttered, then you may want to consider renting a storage unit in cliddesden. Removing large, unnecessary articles of furniture and other clutter will give the appearance of larger rooms. Viewers like to see a reasonably blank canvas, that they can really imagine making their own. The disadvantages are the weekly costs of storage, and the double-handling of the furniture, that you will now have to move twice.
Make some coffee
Most people love the smell of brewing coffee, even if they don't like to drink it. Consider putting on some fresh coffee just before a viewing, it's sure to create a welcoming odour for those cliddesden viewers!
Renew Scruffy Flooring
Linoleum flooring in bathrooms and kitchens can often look very scruffy after years of use. It is inexpensive to replace. Consider renewing it if it looks worse for wear.
Mirror Mirror
Do you have a small room in your house? A carefully selected mirror can really help to improve the perception of the size of a room.

When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your cliddesden solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the cliddesden Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
What does "Exchange of Contracts" mean?
This is when the contract becomes binding between buyer and seller. Up until this moment, the buyer is free to withdraw from the purchase, for any reason, without penalty. Exchange takes place over the telephone between the solicitors of the buyer and seller. Clients are not present at this time. A Completion date is set at this time. This is set in stone and cannot be changed.
