Why use an Estate Agent in colwall?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in colwall to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in colwall to help you market and sell or let your property.

colwall Estate Agents Are Natural Sales People
It takes a special kind of person to be a good sales person. It takes character, charisma, a certain manner, the right looks... these are simply things that many of us lack. Hopefully your local colwall estate agent will posses the attributes of a good sales person, and close the sale for you faster and at a better price than you could manage on your own!
Good Advice
A colwall estate agent will be able to answer any questions you may have about the buying or selling process.
The Right Price
Of course, everyone wants to sell their colwall property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good colwall estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential colwall purchasers.
Well Connected
colwall estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in colwall.

Selling Tips

Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. colwall property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.
Bully Your Estate Agent
Dont rely on your estate agent in the area of colwall, to put the required effort into drawing up the sales particulars and populating the Window Card details. Always scrutinise what they have prepared and don't be scared to request that they make changes to these items if you feel that they haven't put the required effort into this work.
Get Painting
Consider some fresh paint. There’s a good reason why new builds in colwall are usually presented in magnolia and white. The light colours make rooms look larger and cleaner. White paint, in particular, makes kitchens and bathrooms look spick and span. Remember, that dark purple that you painted your bedroom in, that you absolutely love, may not be to colwall buyer’s liking!
Pay For A Deep Clean
If a girl was going out on a important date, there's a reasonable chance she's either spend a lot of time at home getting ready, or even go to a colwall beauty salon. If you're trying to sell a colwall property then don't treat it any different! Consider getting in a deep-cleaning service. Prices, and level of service will vary, so look around! They will steam clean carpets, curtains and upholstery. They will get rid of all of the dirt that you may not even notice. Your oven will look like new! Hopefully the overall freshness and odour of your property will improve. This should really help with your sale!

How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a bigger chain of connected sales. Further time delays could result from missing documentation, slow colwall solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
Low Transaction Volumes
The land registry have reported that from the month November
2008 to the month February 2009, transactions have averaged 31,315 per month. This being a decrease of over 50% from the same period last year, when sales volumes averaged 75,374! Never mind. Keep smiling, the housing market will pick up again at some point.
