Why use an Estate Agent in deal?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in deal to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in deal to help you market and sell or let your property.

Quality Marketing
A good deal estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your deal property needs as much exposure as possible, to maximise interest from potential buyers. Usually an agent will advertise your property on property portals, such as Rightmove, and in your local or deal property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
The Right Price
Of course, everyone wants to sell their deal property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good deal estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential deal purchasers.
Well Connected
deal estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in deal.
Expertise
If want to do something complicated then it's normally prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in deal is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.

Selling Tips

Clean Out The Loft
Some buyers will ask to look in your loft. If it it is full of junk that looks like it may be left there then this can be off-putting. Also, a nice empty loft will look like it may have conversion potential.
Open Some Windows
Consider opening some windows for a couple of hours before a viewing. If it's a hot stuffy day, the leave them open, if it's cold then close them. In either case, this should help to give the property a nice fresh feeling when sellers come to view.
Molehills And Ants Nests
If your garden suffers from Mole Hills or ants nests, then take appropriate action to eliminate these pests (humanely, of course). These garden pests could be off-putting to deal property buyers.
Bully Your Estate Agent
Dont rely on your estate agent in the area of deal, to put the required effort into drawing up the sales particulars and populating the Window Card details. Always scrutinise what they have prepared and don't be scared to request that they make changes to these items if you feel that they haven't put the required effort into this work.

When should I book my removals?
Only make a firm booking when contracts have been exchanged. Only at this point will you be certain of the day of the move.
How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a larger chain of connected sales. Further time delays could result from missing documentation, slow deal solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
