Why use an Estate Agent in drumvaich?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in drumvaich to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in drumvaich to help you market and sell or let your property.

Missed Opportunities
You local drumvaich Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.
The Right Price
Of course, everyone wants to sell their drumvaich property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good drumvaich estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential drumvaich purchasers.
Good Advice
A drumvaich estate agent will be able to answer any questions you may have about the buying or selling process.
The Right Value
A drumvaich-based estate agent will know the sensible marketing value of a property such as yours, located in your area of drumvaich.

Selling Tips

Repair / Paint Fences
If you're putting your drumvaich property on the market, then you may want to consider getting your garden fences painted / repaired.

Privacy is an important issue for many house buyers, and a tidy, secure, well-maintained boundary with neighbouring properties will be a big plus, rather than "another job that will need doing".

In the same manner, ensure that hedges and trees are trimmed and tidy.
De-Clutter
It’s your home in drumvaich, you’ve lived there for years, it feels like part of you, and you love it. But if you’re selling, then it’s time to move out mentally! Try to pack away as much personal clutter as you can. Leave a few, favourite items out so that the house doesn’t feel like a drumvaich hotel, but otherwise present your viewers with a blank canvas, somewhere that they can imagine making their own.
Sort out your lighting.
A bad lighting scheme can very much undersell your drumvaich property. Consider sorting your lighting out. Consult a specialist if you need to. Dark rooms can look small and poky. Rooms that are too bright can look harsh and unwelcoming. Very bright light will show up all marks, dirt, stains and dust.
Rent Some Storage
If your house is very cluttered, then you may want to consider renting a storage unit in drumvaich. Removing large, unnecessary articles of furniture and other clutter will give the appearance of larger rooms. Viewers like to see a reasonably blank canvas, that they can really imagine making their own. The disadvantages are the weekly costs of storage, and the double-handling of the furniture, that you will now have to move twice.

Should I Use An Internet Agent?
Perhaps you've notice that there's an ever increasing number of "Internet" based estate-agents popping up. These are basically agents that don't have a shop front and use the Internet to market their property portfolio. These agents can often heavily undercut local agents, but there are a few important things to look out for... Do they advertise in your local press? Do they put your property onto Rightmove? Can they offer accompanied viewings? If these things are not important to you, then go-ahead and save a packet!
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
