Why use an Estate Agent in edlesborough?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in edlesborough to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in edlesborough to help you market and sell or let your property.

Missed Opportunities
You local edlesborough Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.
Presentation
A good estate agent in edlesborough will be able to advise you on how to best present your property to potential purchasers.
In The Know
A good edlesborough estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
The Right Price
Of course, everyone wants to sell their edlesborough property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good edlesborough estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential edlesborough purchasers.

Selling Tips

Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. edlesborough property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.
Scrub Up
Don’t be frightened to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with edlesborough buyers.
Be Realistic About The Market
Like the rest of the UK, the property market in edlesborough is on its knees. You need to be realistic about the value of your edlesborough property if you want a quick sale. This may be difficult, especially if you stretched yourself on your mortgage when your purchased. Consider discussing your situation with your IFA, and your estate agent to agree a realistic market value for your property. Jun 09.
Be Energy Efficient
If you're selling your home then edlesborough buyers will be looking for energy efficient properties, as these will be cheaper to run, and easier to sell.

A good edlesborough estate agent will be able to advise you and point you in the right direction for making your home more energy efficient.

An energy assessor will come and assess your property for a current and potential Energy Efficiency Rating and a current and potential Environmental (CO2) Impact Rating. This will be included in your HIP pack, which must be completed before you market your property.

Estate Agency Articles

Should I Use An Internet Agent?
Perhaps you've notice that there's an ever increasing number of "Internet" based estate-agents popping up. These are basically agents that don't have a shop front and use the Internet to market their property portfolio. These agents can often heavily undercut local agents, but there are a few important things to look out for... Do they advertise in your local press? Do they put your property onto Rightmove? Can they offer accompanied viewings? If these things are not important to you, then go-ahead and save a packet!
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
