Why use an Estate Agent in exeter?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in exeter to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in exeter to help you market and sell or let your property.

Good Local Knowledge
An estate agent or letting agent in exeter is very likely to have good local knowledge, and thus be an effective marketer of your property.
In The Know
A good exeter estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Well Connected
exeter estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in exeter.
The Right Value
A exeter-based estate agent will know the sensible marketing value of a property such as yours, located in your area of exeter.

Selling Tips

Cats And Dogs in your garden.
If you're selling property in exeter then you may want to check your garden for mess left behind by either your pets or neighbour's pets. If your garden looks like it's being used as a toilet, then this can make a very bad impression. Clean up after your own pets, and consider installing anti dog / cat measures to scare away / deter neighbour's pets. Please ensure these devices are humane.
Pet Problems
If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen exeter viewers. Consider calling in a local exeter cleaning specialist to revive carpets.
Mirror Mirror
Do you have a small room in your house? A carefully selected mirror can really help to improve the perception of the size of a room.
Clean Out The Loft
Some buyers will ask to look in your loft. If it it is full of junk that looks like it may be left there then this can be off-putting. Also, a nice empty loft will look like it may have conversion potential.

When do I need a HIP ?
It is now compulsory for all residential properties to have a completed HIP in place before an Estate Agent can begin marketing a property.
Rightmove, Globrix - what's the difference
It's been interesting to see the emergence of Globrix, the supposed "Google" of property search. I'm sure you'll find exeter property on both portals. There are three main differences - Globrix is free to advertise properties on - Rightmove charge. Globrix store very scant property details and link to other sites for the bulk of the information. Rightmove advertise on television - I'm not sure that many of the public have really heard of Globrix, but perhaps that's slowly changing.
