Selling Tips

Find a good conveyancing solicitor for ferryden conveyancing
If you're selling or buying property in ferryden then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to ferryden to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. ferryden conveyancing doesn't need to cost the earth!
Neutralise Nasty Odours
If you're trying to sell your ferryden property, then perhaps it's time to ask a good friend the question "does my house smell". If you live with unpleasant odours, then you may no longer notice them. Get the blunt opinion of a friend. If there's a problem, don't worry... there are plenty of products on the market to remove nasty smells, rather than cover them up.
Clean Out The Loft
Some buyers will ask to look in your loft. If it it is full of junk that looks like it may be left there then this can be off-putting. Also, a nice empty loft will look like it may have conversion potential.
Be Energy Efficient
If you're selling your home then ferryden buyers will be looking for energy efficient properties, as these will be cheaper to run, and easier to sell.

A good ferryden estate agent will be able to advise you and point you in the right direction for making your home more energy efficient.

An energy assessor will come and assess your property for a current and potential Energy Efficiency Rating and a current and potential Environmental (CO2) Impact Rating. This will be included in your HIP pack, which must be completed before you market your property.

How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a larger chain of connected sales. Further time delays could result from missing documentation, slow ferryden solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
Google Trends and Estate Agents
Google Trends (http://www.google.co.uk/trends?q=estate+agents&ctab=0&geo=gb&geor=all&date=all&sort=0) has shown a steady decline in the number of searches on the key word phrase "estate agents" since 2004... The good news is that the search volume has slowly started to increase since January 2009.
