Customer Feedback Nigel Broadhead Mynard  “I was very happy with the outcome and really appreciative that you managed to get the completion date as quickly after exchange as possible. I thought Nick handled it very well when I thought the whole thing was going wrong so when emotions got the better of me he was still advising against and looking out for our interests which was really good and i am very grateful for. The only two negatives I have is that i think things were put on a back bunner and left till the last minute such as chasing a HIP report and answers on the blog page sometimes seemed very blunt and bordering on rude and often didnt really answer the questions asked, esspecially for first time buyers who are new to the whole process, but these were minor issues. Overall i was very happy with the service, the website is excellent so you can track things and speak to people and the response time is very good. I would certainly recomend you to my friends and family but more communication and explanation along the way would be great. Thanks very much Nick and your team....”    Chadwick Lawrence LLP  “Hi Chadwick Lawrence! first I found you on the internet using Convey and Survey and I went to your website to check you out. I was immediately impressed by your website and the staff you have on board. I was given Mr Joseph Hyndman to handle my case and throughout Joe has been fantastic, everyting has been smoothe running and the communication has been excellent. I will definitely be recommending Joe Hyndman to anyone need a good Convenancer and Chadwick Lawrence law firm. Thank you so much. Yours faithfully, Lee Huby.”    Lawcomm Solicitors  “Louise and her team dealt with us excellently. Always prompt, detailed and courteous. Why use an Estate Agent in five lane ends?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in five lane ends to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in five lane ends to help you market and sell or let your property.

Presentation
A good estate agent in five lane ends will be able to advise you on how to best present your property to potential purchasers.
Expertise
If want to do something complicated then it's normally prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in five lane ends is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
Accompanied Viewings
Most estate agents in five lane ends will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a five lane ends estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.
Good Advice
A five lane ends estate agent will be able to answer any questions you may have about the buying or selling process.

Selling Tips

Renew Scruffy Flooring
Linoleum flooring in bathrooms and kitchens can often look very scruffy after years of use. It is inexpensive to replace. Consider renewing it if it looks worse for wear.
Tidy The Garden
Perhaps you are not much of a gardener, your lawn is un-cut and the whole place is looking rather messy! Well it’s time to get busy. A badly presented garden may well be off-putting to five lane ends buyers. Cut the lawn, trim the edges and remove as much junk and clutters as you can. A few plastic pots filled with colourful flowers could really change the appeal of your property.
Spend Up To 1%
It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local five lane ends specialist adviser or five lane ends estate agent. A good five lane ends estate agent may be able to point you in the right direction.
Be Energy Efficient
If you're selling your home then five lane ends buyers will be looking for energy efficient properties, as these will be cheaper to run, and easier to sell.

A good five lane ends estate agent will be able to advise you and point you in the right direction for making your home more energy efficient.

An energy assessor will come and assess your property for a current and potential Energy Efficiency Rating and a current and potential Environmental (CO2) Impact Rating. This will be included in your HIP pack, which must be completed before you market your property.

How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a larger chain of connected sales. Further time delays could result from missing documentation, slow five lane ends solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your five lane ends solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the five lane ends Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
