Why use an Estate Agent in flaxton?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in flaxton to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in flaxton to help you market and sell or let your property.

In The Know
A good flaxton estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Expertise
If want to do something complicated then it's typically prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in flaxton is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
Quality Marketing
A good flaxton estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your flaxton property needs as much exposure as possible, to maximise interest from potential buyers. Typically an agent will advertise your property on property portals, such as Rightmove, and in your local or flaxton property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
Well Connected
flaxton estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in flaxton.

Selling Tips

Bully Your Estate Agent
Dont rely on your estate agent in the area of flaxton, to put the required effort into drawing up the sales particulars and populating the Window Card details. Always scrutinise what they have prepared and don't be afraid to request that they make changes to these items if you feel that they haven't put the required effort into this work.
Make some coffee
Most people love the smell of brewing coffee, even if they don't like to drink it. Consider putting on some fresh coffee just before a viewing, it's sure to create a welcoming odour for those flaxton viewers!
Renew Scruffy Flooring
Linoleum flooring in bathrooms and kitchens can often look very unkempt after years of use. It is inexpensive to replace. Consider renewing it if it looks worse for wear.
Cats And Dogs in your garden.
If you're selling property in flaxton then you may want to check your garden for mess left behind by either your pets or neighbour's pets. If your garden looks like it's being used as a toilet, then this can make a very bad impression. Clean up after your own pets, and consider installing anti dog / cat measures to scare away / deter neighbour's pets. Please ensure these devices are humane.

Estate Agency Articles

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
When do I need a HIP ?
It is now compulsory for all residential properties to have a completed HIP in place before an Estate Agent can begin marketing a property.
