Why use an Estate Agent in fowey?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in fowey to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in fowey to help you market and sell or let your property.

Good Local Knowledge
An estate agent or letting agent in fowey is very likely to have good local knowledge, and thus be an effective marketer of your property.
Accompanied Viewings
Most estate agents in fowey will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a fowey estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.
fowey Estate Agents Are Natural Sales People
It takes a special kind of person to be a good sales person. It takes character, charisma, a certain manner, the right looks... these are simply things that many of us lack. Hopefully your local fowey estate agent will posses the attributes of a good sales person, and close the sale for you faster and at a better price than you could manage on your own!
The Right Price
Of course, everyone wants to sell their fowey property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good fowey estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential fowey purchasers.

Selling Tips

Rent Some Storage
If your house is very cluttered, then you may want to consider renting a storage unit in fowey. Removing large, unnecessary articles of furniture and other clutter will give the appearance of larger rooms. Viewers like to see a reasonably blank canvas, that they can really imagine making their own. The disadvantages are the weekly costs of storage, and the double-handling of the furniture, that you will now have to move twice.
Find a good conveyancing solicitor for fowey conveyancing
If you're selling or buying property in fowey then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to fowey to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. fowey conveyancing doesn't need to cost the earth!
Cats And Dogs in your garden.
If you're selling property in fowey then you may want to check your garden for mess left behind by either your pets or neighbour's pets. If your garden looks like it's being used as a toilet, then this can make a very bad impression. Clean up after your own pets, and consider installing anti dog / cat measures to scare away / deter neighbour's pets. Please ensure these devices are humane.
Renew Scruffy Flooring
Linoleum flooring in bathrooms and kitchens can often look very unkempt after years of use. It is inexpensive to replace. Consider renewing it if it looks worse for wear.

Estate Agency Articles

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
Rightmove, Globrix - what's the difference
It's been interesting to see the emergence of Globrix, the supposed "Google" of property search. I'm sure you'll find fowey property on both portals. There are three main differences - Globrix is free to advertise properties on - Rightmove charge. Globrix store very scant property details and link to other sites for the bulk of the information. Rightmove advertise on television - I'm not sure that many of the public have really heard of Globrix, but perhaps that's slowly changing.
