Why use an Estate Agent in freeland?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in freeland to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in freeland to help you market and sell or let your property.

The Right Price
Of course, everyone wants to sell their freeland property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good freeland estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential freeland purchasers.
freeland Estate Agents Are Natural Sales People
It takes a special kind of person to be a good sales person. It takes character, charisma, a certain manner, the right looks... these are simply things that many of us lack. Hopefully your local freeland estate agent will posses the attributes of a good sales person, and close the sale for you faster and at a better price than you could manage on your own!
Quality Marketing
A good freeland estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your freeland property needs as much exposure as possible, to maximise interest from potential buyers. Usually an agent will advertise your property on property portals, such as Rightmove, and in your local or freeland property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
Time
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. freeland applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good freeland estate agent.

Selling Tips

Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. freeland property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.
Sort out your lighting.
A bad lighting scheme can very much undersell your freeland property. Consider sorting your lighting out. Consult a specialist if you need to. Dark rooms can look small and poky. Rooms that are too bright can look harsh and unwelcoming. Very bright light will show up all marks, dirt, stains and dust.
Scrub Up
Don’t be scared to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with freeland buyers.
Spend Up To 1%
It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local freeland specialist adviser or freeland estate agent. A good freeland estate agent may be able to point you in the right direction.

When do I need a HIP ?
It is now compulsory for all residential properties to have a completed HIP in place before an Estate Agent can begin marketing a property.
When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your freeland solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the freeland Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
