Selling Tips

Pet Problems
If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen gallowstree common viewers. Consider calling in a local gallowstree common cleaning specialist to revive carpets.
Cats And Dogs in your garden.
If you're selling property in gallowstree common then you may want to check your garden for mess left behind by either your pets or neighbour's pets. If your garden looks like it's being used as a toilet, then this can make a very bad impression. Clean up after your own pets, and consider installing anti dog / cat measures to scare away / deter neighbour's pets. Please ensure these devices are humane.
Be Realistic About The Market
Like the rest of the UK, the property market in gallowstree common is on its knees. You need to be realistic about the value of your gallowstree common property if you want a quick sale. This may be difficult, especially if you stretched yourself on your mortgage when your purchased. Consider discussing your situation with your IFA, and your estate agent to agree a realistic market value for your property. Jun 09.
Clean Out The Loft
Some buyers will ask to look in your loft. If it it is full of junk that looks like it may be left there then this can be off-putting. Also, a nice empty loft will look like it may have conversion potential.

How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a bigger chain of connected sales. Further time delays could result from missing documentation, slow gallowstree common solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
What does "Exchange of Contracts" mean?
This is when the contract becomes binding between buyer and seller. Up until this moment, the buyer is free to withdraw from the purchase, for any reason, without penalty. Exchange takes place over the telephone between the solicitors of the buyer and seller. Clients are not present at this time. A Completion date is set at this time. This is set in stone and cannot be changed.
