Why use an Estate Agent in gateshead?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in gateshead to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in gateshead to help you market and sell or let your property.

Quality Marketing
A good gateshead estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your gateshead property needs as much exposure as possible, to maximise interest from potential buyers. Usually an agent will advertise your property on property portals, such as Rightmove, and in your local or gateshead property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
Well Connected
gateshead estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in gateshead.
Accompanied Viewings
Most estate agents in gateshead will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a gateshead estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.
Time
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. gateshead applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good gateshead estate agent.

Selling Tips

Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. gateshead property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.
Open Some Windows
Consider opening some windows for a couple of hours before a viewing. If it's a hot stuffy day, the leave them open, if it's cold then close them. In either case, this should help to give the property a nice fresh feeling when sellers come to view.
Molehills And Ants Nests
If your garden suffers from Mole Hills or ants nests, then take appropriate action to eliminate these pests (humanely, of course). These garden pests could be off-putting to gateshead property buyers.
Scrub Up
Don’t be afraid to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with gateshead buyers.

Estate Agency Articles

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This normally takes place around noon but could be as late as 5pm.
Buy And Refurbish In A Risky Market
I wonder just how many folks got caught badly in the slump in the market, when they bought a home at what looked like a bargain price, spent thousands of pounds doing it up, in the futile hope of selling it on at a return. Very many, I'm in no doubt! The question is... is there still money to be made? How can the risk be minimized? When you notice a potential home, go bring a gateshead estate agent, or a few, and get an expert opinion. How much is the home genuinely worth at present? How much will it be worth if it was made up to a first-rate standard? Locate a builder who is used to subbing out the numerous aspects of the renovation trade, and acquire a sensible quotation for the overhaul work. Now work out your potential return, and gauge how dreadfully the market would need to decline to erase that turnover, and land you in debt. Now you should have a sensible measurement of the risk. Don't forget... it's easy to start going over financial plan on the renovation. Make allowances for this! These are just a few suggestions... not advice! Good luck!
