Customer Feedback Beaumont Legal  “Excellent service - would definitely use them again.”    Nigel Broadhead Mynard  “I was very happy with the outcome and really appreciative that you managed to get the completion date as quickly after exchange as possible. I thought Nick handled it very well when I thought the whole thing was going wrong so when emotions got the better of me he was still advising against and looking out for our interests which was really good and i am very grateful for. The only two negatives I have is that i think things were put on a back bunner and left till the last minute such as chasing a HIP report and answers on the blog page sometimes seemed very blunt and bordering on rude and often didnt really answer the questions asked, esspecially for first time buyers who are new to the whole process, but these were minor issues. Overall i was very happy with the service, the website is excellent so you can track things and speak to people and the response time is very good. I would certainly recomend you to my friends and family but more communication and explanation along the way would be great. Thanks very much Nick and your team....”    The Legal House  “Excellent service, immediate response to queries resulting in a stress free sale. Thanks”    Convey UK Solicitors  “The services provided by Sara Watkins was really excellent. We were very happy with her fast responses and actions. I would definitely recommend Sara to anyone who needs a fast, professional and friendly conveyancing. The only negative thing was the final invoice. I was shocked to see that many things that were not on the original quote have been added (which has a price promise and that there will be no "hidden" extra). Also there were several errors in how the fees are calculated. However, even when the case is complete, Sara managed to resolve it in a very professional manner with the Practice Manager which left me with a positive impression. In future, to leave a 100% perfect impression to the customer, it would be good that the final bill wont provide many surprises or mistakes which might tarnish a otherwise excellent conveyancing service. Regards Toby and Emma”    Shepherd Evans  “Dear Sir, We are delighted with the excellent service we received from Shepherd Evans Solicitors in managing the conveyance of our new property. Our conveyance was managed by Joanne Lawson who kept us fully informed and ensured that our purchase was completed efficiently and with a minimum of stress for ourselves. We would be very pleased to recommend Shepherd Evans to anyone else wanting a similar service. Yours faithfully, Colin & Louise Draper”    The Legal House  “We were very pleased with the service we received. Sarah was efficient and always available to answer questions, responding very quickly to any enquiries. We would have no hesitation in using her again.”    Beaumont Legal  “Did receive documents/letters in good time and nearly always managed to get somebody on the phone to answer my queries. Good service, will definitely use again if required.”    Beaumont Legal  “Although we were warned that the process would get off to a slow start, after a month little had progressed, which was frustrating given the depressed housing market. Having said that, in the final 10 days things did develop rapidly and we achieved the target completion date of 31 Jul; for that I am very pleased. A couple of points: the online case tracking did not keep up to date; the odd e-mail (to Mr Masheders assistants) were not answered. Overall I am happy and I would use you again.”    Beaumont Legal  “deborah was excellent throughout, working hard to meet my tight deadline will use again ”    Beaumont Legal  “I have found the service excellent, friendly and helpful, I would definitely use them again and recommend them to anyone. ”

Why use an Estate Agent in gedling?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in gedling to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in gedling to help you market and sell or let your property.

The Right Value
A gedling-based estate agent will know the sensible marketing value of a property such as yours, located in your area of gedling.
Good Local Knowledge
An estate agent or letting agent in gedling is very likely to have good local knowledge, and thus be an effective marketer of your property.
Presentation
A good estate agent in gedling will be able to advise you on how to best present your property to potential purchasers.
Expertise
If want to do something complicated then it's typically prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in gedling is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.

Selling Tips

Do Simple Jobs
Are you trying to sell property in gedling? If so, you may want to take a good, objective look around. How many small, simple jobs are there that you haven't bothered getting around to doing? The problem is that we become blind to the small flaws after a while (apart from the ones that annoy us), whereas an observant newcomer to your home will spot them straight away. We're talking about curling wall-paper, or borders just need sticking down; Marks on walls, that need wiping off; Dead flies or dust on a lamp-shade; Dirty windows; Old screw-holes in walls that need filling and touching up. Now is the time to put a day aside to do these little jobs, and help achieve the best price for you property.
Rent Some Storage
If your house is very cluttered, then you may want to consider renting a storage unit in gedling. Removing large, unnecessary articles of furniture and other clutter will give the appearance of bigger rooms. Viewers like to see a reasonably blank canvas, that they can really imagine making their own. The disadvantages are the weekly costs of storage, and the double-handling of the furniture, that you will now have to move twice.
Be Realistic About The Market
Like the rest of the UK, the property market in gedling is on its knees. You need to be realistic about the value of your gedling property if you want a quick sale. This may be difficult, especially if you stretched yourself on your mortgage when your purchased. Consider discussing your situation with your IFA, and your estate agent to agree a realistic market value for your property. Jun 09.
Pay For A Deep Clean
If a girl was going out on a important date, there's a reasonable chance she's either spend a lot of time at home getting ready, or even go to a gedling beauty salon. If you're trying to sell a gedling property then don't treat it any different! Consider getting in a deep-cleaning service. Prices, and level of service will vary, so look around! They will steam clean carpets, curtains and upholstery. They will get rid of all of the dirt that you may not even notice. Your oven will look like new! Hopefully the overall freshness and odour of your property will improve. This should really help with your sale!

Estate Agents Commission Rates Explained
Most sellers are unaware of the different commission rates that gedling estate agents will charge to sell your property. It is a fact that not all gedling estate agencies charge the same rates and there’s a good reason for this so don’t make your decision on price alone.

Some gedling agents may quote standard rates but upon appraising the property, may determine that the property may be more difficult to sell than usual because it’s in a bad area or in a poor state of repair warranting more effort on marketing costs and effort. Conversely, some agents may quote a lower than normal rate if they think that they can move your property easily and quickly.

Some gedling estate agents may not have the overheads of larger firms who have made high levels of investment in high street offices, top-level staff training, sophisticated computer systems and professional marketing materials and resources.

That’s not to say that cut-price commission rates will deliver cut-down levels of customer service and professionalism because you can sometimes experience inadequacies when dealing with larger chain firms too.

Cut price gedling estate agents usually require a higher turnover of stock in order to survive and they are therefore less likely to be concerned about securing the best price for their clients. The net amount of the post-sale proceeds in your pocket is surely more important than the percentage fee your gedling estate agent charged in commission.
When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your gedling solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the gedling Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
