Why use an Estate Agent in glenogil?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in glenogil to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in glenogil to help you market and sell or let your property.

glenogil Estate Agents Are Natural Sales People
It takes a special kind of person to be a good sales person. It takes character, charisma, a certain manner, the right looks... these are simply things that many of us lack. Hopefully your local glenogil estate agent will posses the attributes of a good sales person, and close the sale for you faster and at a better price than you could manage on your own!
Good Local Knowledge
An estate agent or letting agent in glenogil is very likely to have good local knowledge, and thus be an effective marketer of your property.
Presentation
A good estate agent in glenogil will be able to advise you on how to best present your property to potential purchasers.
Missed Opportunities
You local glenogil Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.

Selling Tips

Make some coffee
Most people love the smell of brewing coffee, even if they don't like to drink it. Consider putting on some fresh coffee just before a viewing, it's sure to create a welcoming odour for those glenogil viewers!
Repair / Paint Fences
If you're putting your glenogil property on the market, then you may want to consider getting your garden fences painted / repaired.

Privacy is an important issue for many house buyers, and a tidy, secure, well-maintained boundary with neighbouring properties will be a big plus, rather than "another job that will need doing".

In the same manner, ensure that hedges and trees are trimmed and tidy.
Tidy Up
Make sure that rooms are clean and tidy, especially bedrooms, bathrooms and kitchen.
Marketing Your Home Through an Estate Agent
Even though you may have thought you'd selected the best estate agent in the town of glenogil, they may have become complacent by relying on their reputation. Always satisfy yourself that they are doing the best job for YOU. Never mind their other clients - it's your home that needs the effort behind it to market and sell it as effectively as possible.

How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a larger chain of connected sales. Further time delays could result from missing documentation, slow glenogil solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
When do I need a HIP ?
It is now compulsory for all residential properties to have a completed HIP in place before an Estate Agent can begin marketing a property.
