Why use an Estate Agent in halifax?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in halifax to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in halifax to help you market and sell or let your property.

Good Advice
A halifax estate agent will be able to answer any queries you may have about the buying or selling process.
Good Local Knowledge
An estate agent or letting agent in halifax is very likely to have good local knowledge, and thus be an effective marketer of your property.
In The Know
A good halifax estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Well Connected
halifax estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in halifax.

Selling Tips

Do Simple Jobs
Are you trying to sell property in halifax? If so, you may want to take a good, objective look around. How many small, simple jobs are there that you haven't bothered getting around to doing? The problem is that we become blind to the small flaws after a while (apart from the ones that annoy us), whereas an observant newcomer to your home will spot them straight away. We're talking about curling wall-paper, or borders just need sticking down; Marks on walls, that need wiping off; Dead flies or dust on a lamp-shade; Dirty windows; Old screw-holes in walls that need filling and touching up. Now is the time to put a day aside to do these little jobs, and help achieve the best price for you property.
Be Energy Efficient
If you're selling your home then halifax buyers will be looking for energy efficient properties, as these will be cheaper to run, and easier to sell.

A good halifax estate agent will be able to advise you and point you in the right direction for making your home more energy efficient.

An energy assessor will come and assess your property for a current and potential Energy Efficiency Rating and a current and potential Environmental (CO2) Impact Rating. This will be included in your HIP pack, which must be completed before you market your property.
Spend Up To 1%
It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local halifax specialist adviser or halifax estate agent. A good halifax estate agent may be able to point you in the right direction.
Pet Problems
If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen halifax viewers. Consider calling in a local halifax cleaning specialist to revive carpets.

When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your halifax solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the halifax Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
Why Use A Solicitor?
Many people begrudge the money they have to spend when they buy or sell property. Who can blame them? The government's stamp duty, the estate agent's fee, the HIP pack, all the search fees, the new, more expensive land registry fee, and then of course the solicitor's fee. Some people try to cut out the estate agent, others try to cut out the solicitor. Cutting out a halifax solicitor is a really bad idea! Use a qualified professional for your property transaction, or you are very likely to regret it!
