Why use an Estate Agent in halse?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in halse to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in halse to help you market and sell or let your property.

In The Know
A good halse estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Achieve The Best Price
Experienced Estate agents in halse understand the halse property market place, and will help your achieve the best price for your property.
Quality Marketing
A good halse estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your halse property needs as much exposure as possible, to maximise interest from potential buyers. Typically an agent will advertise your property on property portals, such as Rightmove, and in your local or halse property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
Accompanied Viewings
Most estate agents in halse will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a halse estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.

Selling Tips

Do Simple Jobs
Are you trying to sell property in halse? If so, you may want to take a good, objective look around. How many small, simple jobs are there that you haven't bothered getting around to doing? The problem is that we become blind to the small flaws after a while (apart from the ones that annoy us), whereas an observant newcomer to your home will spot them straight away. We're talking about curling wall-paper, or borders just need sticking down; Marks on walls, that need wiping off; Dead flies or dust on a lamp-shade; Dirty windows; Old screw-holes in walls that need filling and touching up. Now is the time to put a day aside to do these little jobs, and help achieve the best price for you property.
De-Clutter
It’s your home in halse, you’ve lived there for years, it feels like part of you, and you love it. But if you’re selling, then it’s time to move out mentally! Try to pack away as much personal clutter as you can. Leave a few, favourite items out so that the house doesn’t feel like a halse hotel, but otherwise present your viewers with a blank canvas, somewhere that they can imagine making their own.
Spend Up To 1%
It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local halse specialist adviser or halse estate agent. A good halse estate agent may be able to point you in the right direction.
Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. halse property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.

Estate Agency Articles

How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a larger chain of connected sales. Further time delays could result from missing documentation, slow halse solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
Choosing the Right halse Estate Agent.
When you wish to sell your home, how do you choose an estate agent?

There are usually, a wide choice of estate agents in the halse area and most appear to offer similar estate agency services. There is, however, far more to the process of selling your house than simply finding a buyer for it and it is critical that you choose the right agent for you, your property and your situation.

A good starting point is to find an estate agent who can clearly understand the stresses involved in selling your house; one that accepts that you are likely to want to sell your home with the minimum amount of stress and for the most attractive figure that the current market will pay within a realistic time scale.

Many agents make unrealistic claims and rash promises and in light of this we offer our own advice on finding the right halse estate agent.
