Why use an Estate Agent in henlow?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in henlow to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in henlow to help you market and sell or let your property.

henlow Estate Agents Are Natural Sales People
It takes a special kind of person to be a good sales person. It takes character, charisma, a certain manner, the right looks... these are simply things that many of us lack. Hopefully your local henlow estate agent will posses the attributes of a good sales person, and close the sale for you faster and at a better price than you could manage on your own!
Time
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. henlow applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good henlow estate agent.
Accompanied Viewings
Most estate agents in henlow will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a henlow estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.
The Right Price
Of course, everyone wants to sell their henlow property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good henlow estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential henlow purchasers.

Selling Tips

Make some coffee
Most people love the smell of brewing coffee, even if they don't like to drink it. Consider putting on some fresh coffee just before a viewing, it's sure to create a welcoming odour for those henlow viewers!
Clean your windows
If your windows or mirrors are looking grubby, consider mixing some white spirit vinegar with a little water and washing up liquid, popping the mixture in a spray-bottle and giving your windows and mirrors a clean. (use this cleaning tip at your own peril!). The washing liquid will act as a de-greaser and the vinegar will act as an anti-foamer / streaker. Grubby windows or mirrors will create a bad impression on henlow property buyers.
De-Clutter
It’s your home in henlow, you’ve lived there for years, it feels like part of you, and you love it. But if you’re selling, then it’s time to move out mentally! Try to pack away as much personal clutter as you can. Leave a few, favourite items out so that the house doesn’t feel like a henlow hotel, but otherwise present your viewers with a blank canvas, somewhere that they can imagine making their own.
Bully Your Estate Agent
Dont rely on your estate agent in the area of henlow, to put the required effort into drawing up the sales particulars and populating the Window Card details. Always scrutinise what they have prepared and don't be scared to request that they make changes to these items if you feel that they haven't put the required effort into this work.

Buy And Refurbish In A Risky Market
I wonder just how many folks got caught badly in the downturn in the market, when they bought a home at what looked like a bargain price, spent thousands of pounds doing it up, in the vain aspiration of selling it on at a return. Very many, I'm in no doubt! The question is... is there ,in spite of everything money to be made? How can the danger be minimized? When you spot a potential property, go bring a henlow estate agent, or a few, and find an expert view. How much is the property actually worth at the present? How much will it be worth if it was made up to a fine standard? Find a builder who is used to subbing out the many aspects of the renovation trade, and obtain a genuine quotation for the overhaul work. Now work out your potential proceeds, and gauge how seriously the market would need to downturn to obliterate that profit, and land you in debt. Now you should have a realistic estimation of the risk. Don't forget... it's easy to start going in excess of financial plan on the overhaul. Make allowances for this! These are just a few suggestions... not advice! Good luck!
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
