Why use an Estate Agent in kilkeel?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in kilkeel to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in kilkeel to help you market and sell or let your property.

Expertise
If want to do something complicated then it's normally prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in kilkeel is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
Good Local Knowledge
An estate agent or letting agent in kilkeel is very likely to have good local knowledge, and thus be an effective marketer of your property.
Well Connected
kilkeel estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in kilkeel.
Quality Marketing
A good kilkeel estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your kilkeel property needs as much exposure as possible, to maximise interest from potential buyers. Usually an agent will advertise your property on property portals, such as Rightmove, and in your local or kilkeel property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.

Selling Tips

De-Clutter
It’s your home in kilkeel, you’ve lived there for years, it feels like part of you, and you love it. But if you’re selling, then it’s time to move out mentally! Try to pack away as much personal clutter as you can. Leave a few, favourite items out so that the house doesn’t feel like a kilkeel hotel, but otherwise present your viewers with a blank canvas, somewhere that they can imagine making their own.
Spend Up To 1%
It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local kilkeel specialist adviser or kilkeel estate agent. A good kilkeel estate agent may be able to point you in the right direction.
Rent Some Storage
If your house is very cluttered, then you may want to consider renting a storage unit in kilkeel. Removing large, unnecessary articles of furniture and other clutter will give the appearance of larger rooms. Viewers like to see a reasonably blank canvas, that they can really imagine making their own. The disadvantages are the weekly costs of storage, and the double-handling of the furniture, that you will now have to move twice.
Pet Problems
If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen kilkeel viewers. Consider calling in a local kilkeel cleaning specialist to revive carpets.

Estate Agents Commission Rates Explained
Most sellers are unaware of the different commission rates that kilkeel estate agents will charge to sell your property. It is a fact that not all kilkeel estate agencies charge the same rates and there’s a good reason for this so don’t make your decision on price alone.

Some kilkeel agents may quote standard rates but upon appraising the property, may determine that the property may be more difficult to sell than usual because it’s in a bad area or in a poor state of repair warranting more effort on marketing costs and effort. Conversely, some agents may quote a lower than normal rate if they think that they can move your property easily and quickly.

Some kilkeel estate agents may not have the overheads of larger firms who have made high levels of investment in high street offices, top-level staff training, sophisticated computer systems and professional marketing materials and resources.

That’s not to say that cut-price commission rates will deliver cut-down levels of customer service and professionalism because you can sometimes experience inadequacies when dealing with larger chain firms too.

Cut price kilkeel estate agents normally require a higher turnover of stock in order to survive and they are therefore less likely to be concerned about securing the best price for their clients. The net amount of the post-sale proceeds in your pocket is surely more important than the percentage fee your kilkeel estate agent charged in commission.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
