Why use an Estate Agent in kippenross?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in kippenross to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in kippenross to help you market and sell or let your property.

Good Local Knowledge
An estate agent or letting agent in kippenross is very likely to have good local knowledge, and thus be an effective marketer of your property.
Expertise
If want to do something complicated then it's usually prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in kippenross is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
In The Know
A good kippenross estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Time
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. kippenross applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good kippenross estate agent.

Selling Tips

Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. kippenross property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.
Sort out your lighting.
A bad lighting scheme can very much undersell your kippenross property. Consider sorting your lighting out. Consult a specialist if you need to. Dark rooms can look small and poky. Rooms that are too bright can look harsh and unwelcoming. Very bright light will show up all marks, dirt, stains and dust.
Make some coffee
Most people love the smell of brewing coffee, even if they don't like to drink it. Consider putting on some fresh coffee just before a viewing, it's sure to create a welcoming odour for those kippenross viewers!
Marketing Your Home Through an Estate Agent
Even though you may have thought you'd selected the best estate agent in the town of kippenross, they may have become complacent by relying on their reputation. Always satisfy yourself that they are doing the best job for YOU. Never mind their other clients - it's your home that needs the effort behind it to market and sell it as effectively as possible.

Solicitor's Task: Correspond with your new lender
Something your solicitor will do for you:

• report back to your new lender, informing them if there are any problems with the title deeds of your kippenross property, or with any of the special conditions they stipulated in the mortgage offer.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This normally takes place around noon but could be as late as 5pm.
