Why use an Estate Agent in maisemore?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in maisemore to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in maisemore to help you market and sell or let your property.

Quality Marketing
A good maisemore estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your maisemore property needs as much exposure as possible, to maximise interest from potential buyers. Usually an agent will advertise your property on property portals, such as Rightmove, and in your local or maisemore property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
Good Local Knowledge
An estate agent or letting agent in maisemore is very likely to have good local knowledge, and thus be an effective marketer of your property.
Well Connected
maisemore estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in maisemore.
The Right Price
Of course, everyone wants to sell their maisemore property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good maisemore estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential maisemore purchasers.

Selling Tips

De-Clutter
It’s your home in maisemore, you’ve lived there for years, it feels like part of you, and you love it. But if you’re selling, then it’s time to move out mentally! Try to pack away as much personal clutter as you can. Leave a few, favourite items out so that the house doesn’t feel like a maisemore hotel, but otherwise present your viewers with a blank canvas, somewhere that they can imagine making their own.
Tidy The Garden
Perhaps you are not much of a gardener, your lawn is un-cut and the whole place is looking rather messy! Well it’s time to get busy. A badly presented garden may well be off-putting to maisemore buyers. Cut the lawn, trim the edges and remove as much junk and clutters as you can. A few plastic pots filled with colourful flowers could really change the appeal of your property.
Make some coffee
Most people love the smell of brewing coffee, even if they don't like to drink it. Consider putting on some fresh coffee just before a viewing, it's sure to create a welcoming odour for those maisemore viewers!
Repair / Paint Fences
If you're putting your maisemore property on the market, then you may want to consider getting your garden fences painted / repaired.

Privacy is an important issue for many house buyers, and a tidy, secure, well-maintained boundary with neighbouring properties will be a big plus, rather than "another job that will need doing".

In the same manner, ensure that hedges and trees are trimmed and tidy.

Should I Use An Internet Agent?
Perhaps you've notice that there's an ever increasing number of "Internet" based estate-agents popping up. These are basically agents that don't have a shop front and use the Internet to market their property portfolio. These agents can often heavily undercut local agents, but there are a few important things to look out for... Do they advertise in your local press? Do they put your property onto Rightmove? Can they offer accompanied viewings? If these things are not important to you, then go-ahead and save a packet!
Rightmove, Globrix - what's the difference
It's been interesting to see the emergence of Globrix, the supposed "Google" of property search. I'm sure you'll find maisemore property on both portals. There are three main differences - Globrix is free to advertise properties on - Rightmove charge. Globrix store very scant property details and link to other sites for the bulk of the information. Rightmove advertise on television - I'm not sure that many of the public have really heard of Globrix, but perhaps that's slowly changing.
