Why use an Estate Agent in oadby?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in oadby to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in oadby to help you market and sell or let your property.

Accompanied Viewings
Most estate agents in oadby will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a oadby estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.
oadby Estate Agents Are Natural Sales People
It takes a special kind of person to be a good sales person. It takes character, charisma, a certain manner, the right looks... these are simply things that many of us lack. Hopefully your local oadby estate agent will posses the attributes of a good sales person, and close the sale for you faster and at a better price than you could manage on your own!
In The Know
A good oadby estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Achieve The Best Price
Experienced Estate agents in oadby understand the oadby property market place, and will help your achieve the best price for your property.

Selling Tips

Marketing Your Home Through an Estate Agent
Even though you may have thought you'd selected the best estate agent in the town of oadby, they may have become complacent by relying on their reputation. Always satisfy yourself that they are doing the best job for YOU. Never mind their other clients - it's your home that needs the effort behind it to market and sell it as effectively as possible.
Do Simple Jobs
Are you trying to sell property in oadby? If so, you may want to take a good, objective look around. How many small, simple jobs are there that you haven't bothered getting around to doing? The problem is that we become blind to the small flaws after a while (apart from the ones that annoy us), whereas an observant newcomer to your home will spot them straight away. We're talking about curling wall-paper, or borders just need sticking down; Marks on walls, that need wiping off; Dead flies or dust on a lamp-shade; Dirty windows; Old screw-holes in walls that need filling and touching up. Now is the time to put a day aside to do these little jobs, and help achieve the best price for you property.
Spend Up To 1%
It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local oadby specialist adviser or oadby estate agent. A good oadby estate agent may be able to point you in the right direction.
Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. oadby property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.

Legal Fee Variance
Why is there such a variance in legal fees when it comes to buying and selling property? It's a good question, and I'm sure you're wondering if it has something to do with quality? The answer is largely NO. The usual rule is: you get what you pay for. Not in this case. It's all to do with economies of scale. There are legal firms that only deal with property related business, and on a massive scale. They are highly experienced and efficient and can pass on large savings to you.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This normally takes place around noon but could be as late as 5pm.
