Why use an Estate Agent in oddington?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in oddington to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in oddington to help you market and sell or let your property.

Good Advice
A oddington estate agent will be able to answer any questions you may have about the buying or selling process.
Presentation
A good estate agent in oddington will be able to advise you on how to best present your property to potential purchasers.
Time
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. oddington applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good oddington estate agent.
Quality Marketing
A good oddington estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your oddington property needs as much exposure as possible, to maximise interest from potential buyers. Normally an agent will advertise your property on property portals, such as Rightmove, and in your local or oddington property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.

Selling Tips

Neutralise Nasty Odours
If you're trying to sell your oddington property, then perhaps it's time to ask a good friend the question "does my house smell". If you live with unpleasant odours, then you may no longer notice them. Get the blunt opinion of a friend. If there's a problem, don't worry... there are plenty of products on the market to remove nasty smells, rather than cover them up.
Open Some Windows
Consider opening some windows for a couple of hours before a viewing. If it's a hot stuffy day, the leave them open, if it's cold then close them. In either case, this should help to give the property a nice fresh feeling when sellers come to view.
Rent Some Storage
If your house is very cluttered, then you may want to consider renting a storage unit in oddington. Removing large, unnecessary articles of furniture and other clutter will give the appearance of larger rooms. Viewers like to see a reasonably blank canvas, that they can really imagine making their own. The disadvantages are the weekly costs of storage, and the double-handling of the furniture, that you will now have to move twice.
Find a good conveyancing solicitor for oddington conveyancing
If you're selling or buying property in oddington then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to oddington to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. oddington conveyancing doesn't need to cost the earth!

Estate Agency Articles

Rightmove, Globrix - what's the difference
It's been interesting to see the emergence of Globrix, the supposed "Google" of property search. I'm sure you'll find oddington property on both portals. There are three main differences - Globrix is free to advertise properties on - Rightmove charge. Globrix store very scant property details and link to other sites for the bulk of the information. Rightmove advertise on television - I'm not sure that many of the public have really heard of Globrix, but perhaps that's slowly changing.
Google Trends and Estate Agents
Google Trends (http://www.google.co.uk/trends?q=estate+agents&ctab=0&geo=gb&geor=all&date=all&sort=0) has shown a steady decline in the number of searches on the key word phrase "estate agents" since 2004... The good news is that the search volume has slowly started to increase since January 2009.
