Why use an Estate Agent in ottershaw?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in ottershaw to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in ottershaw to help you market and sell or let your property.

Quality Marketing
A good ottershaw estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your ottershaw property needs as much exposure as possible, to maximise interest from potential buyers. Typically an agent will advertise your property on property portals, such as Rightmove, and in your local or ottershaw property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
In The Know
A good ottershaw estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Missed Opportunities
You local ottershaw Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.
Good Local Knowledge
An estate agent or letting agent in ottershaw is very likely to have good local knowledge, and thus be an effective marketer of your property.

Selling Tips

Get Painting
Consider some fresh paint. There’s a good reason why new builds in ottershaw are typically presented in magnolia and white. The light colours make rooms look larger and cleaner. White paint, in particular, makes kitchens and bathrooms look spick and span. Remember, that dark purple that you painted your bedroom in, that you absolutely love, may not be to ottershaw buyer’s liking!
Find a good conveyancing solicitor for ottershaw conveyancing
If you're selling or buying property in ottershaw then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to ottershaw to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. ottershaw conveyancing doesn't need to cost the earth!
Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. ottershaw property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.
Open Some Windows
Consider opening some windows for a couple of hours before a viewing. If it's a hot stuffy day, the leave them open, if it's cold then close them. In either case, this should help to give the property a nice fresh feeling when sellers come to view.

How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a bigger chain of connected sales. Further time delays could result from missing documentation, slow ottershaw solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
