Why use an Estate Agent in paignton?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in paignton to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in paignton to help you market and sell or let your property.

Good Advice
A paignton estate agent will be able to answer any queries you may have about the buying or selling process.
The Right Value
A paignton-based estate agent will know the sensible marketing value of a property such as yours, located in your area of paignton.
Expertise
If want to do something complicated then it's typically prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in paignton is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
Time
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. paignton applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good paignton estate agent.

Selling Tips

Repair / Paint Fences
If you're putting your paignton property on the market, then you may want to consider getting your garden fences painted / repaired.

Privacy is an important issue for many house buyers, and a tidy, secure, well-maintained boundary with neighbouring properties will be a big plus, rather than "another job that will need doing".

In the same manner, ensure that hedges and trees are trimmed and tidy.
Be Realistic About The Market
Like the rest of the UK, the property market in paignton is on its knees. You need to be realistic about the value of your paignton property if you want a quick sale. This may be difficult, especially if you stretched yourself on your mortgage when your purchased. Consider discussing your situation with your IFA, and your estate agent to agree a realistic market value for your property. Jun 09.
Pay For A Deep Clean
If a girl was going out on a important date, there's a reasonable chance she's either spend a lot of time at home getting ready, or even go to a paignton beauty salon. If you're trying to sell a paignton property then don't treat it any different! Consider getting in a deep-cleaning service. Prices, and level of service will vary, so look around! They will steam clean carpets, curtains and upholstery. They will get rid of all of the dirt that you may not even notice. Your oven will look like new! Hopefully the overall freshness and odour of your property will improve. This should really help with your sale!
Do Simple Jobs
Are you trying to sell property in paignton? If so, you may want to take a good, objective look around. How many small, simple jobs are there that you haven't bothered getting around to doing? The problem is that we become blind to the small flaws after a while (apart from the ones that annoy us), whereas an observant newcomer to your home will spot them straight away. We're talking about curling wall-paper, or borders just need sticking down; Marks on walls, that need wiping off; Dead flies or dust on a lamp-shade; Dirty windows; Old screw-holes in walls that need filling and touching up. Now is the time to put a day aside to do these little jobs, and help achieve the best price for you property.

When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your paignton solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the paignton Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a larger chain of connected sales. Further time delays could result from missing documentation, slow paignton solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
