Selling Tips

Find a good conveyancing solicitor for plean conveyancing
If you're selling or buying property in plean then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to plean to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. plean conveyancing doesn't need to cost the earth!
Be Realistic About The Market
Like the rest of the UK, the property market in plean is on its knees. You need to be realistic about the value of your plean property if you want a quick sale. This may be difficult, especially if you stretched yourself on your mortgage when your purchased. Consider discussing your situation with your IFA, and your estate agent to agree a realistic market value for your property. Jun 09.
Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. plean property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.
Tidy The Garden
Perhaps you are not much of a gardener, your lawn is un-cut and the whole place is looking rather messy! Well it’s time to get busy. A badly presented garden may well be off-putting to plean buyers. Cut the lawn, trim the edges and remove as much junk and clutters as you can. A few plastic pots filled with colourful flowers could really change the appeal of your property.

When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your plean solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the plean Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
When should I instruct a solicitor?
Some plean solicitors offer a "no sale, no fee" service so there is no risk in instructing such solicitors before you have agreed a sale or purchase. In fact, as a seller, it is better to start the process early so that paperwork etc can be prepared in readiness for a sale. As a buyer, you can also instruct a plean "no sale, no fee" solicitor as there is no risk in doing so. In fact, when you make an offer on a property, your position looks stronger if you have a solicitor already in place.
