Should I use a Rushden solicitor for my conveyancing?

There's no real need to use a solicitor located in Rushden to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.

Why use a Rushden Estate Agent?

There is a recent trend of Rushden home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at, we still believe there is great value in using the services of a good local estate agent to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.

For Guidance

The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial questions you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.

Accompanied Viewings

Many estate agents in Rushden may offer to do accompanied viewings on your behalf. The agent will show off your house to those viewing it, underlining the best attributes. Most viewers are increasingly prone to tell an estate agent, than the owner, what they don’t like about a house. The outcome is that if you use a Rushden agent, you are likely to get honest information about what details of your property need dressing up to achieve a fast sale, and at the best achievable price.

Get The Best Value for your Property

Experienced Estate agents in Rushden will have a thorough understanding of the Rushden house market, and should help you with achieving the best selling price for your property.

Good Local Knowledge

An estate agent or letting agent in Rushden is very likely to have good local knowledge, and thus be an effective marketer of your property.

Selling Tips

Neutralise Nasty OdoursNeutralise Nasty Odours - If you're trying to sell your Rushden property, then perhaps it's time to ask a good friend the question "does my house smell". If you live with unpleasant odours, then you may no longer notice them. Get the blunt opinion of a friend. If there's a problem, don't worry... there are plenty of products on the market to remove nasty smells, rather than cover them up.

ConveyancingConveyancing - When you are buying or selling Rushden property, then one expense that is difficult to avoid is the legal cost. It really isn't a good idea to cut out the solicitor, as conveyancing is a complex process, and there are many pitfalls. The good news is this: There is no good reason to use a local solicitor - and can help to find you a quality national solicitor who will do the work for a much cheaper price.

Clean your windowsClean your windows - You should be able to clean your ground-floor windows, frames and sills easily - and a professional window-cleaner won't be expensive to get the upper floor windows done too. To make the best possible impression get your windows cleaned to a shine. Make sure your window ledges are tidy and that curtains and blinds are neatly arranged. If you have net curtains, consider giving them a clean (or your actual curtains if they're looking grubby).

Scrub UpScrub Up - Don’t be frightened to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with Rushden buyers.

Food For Thought

Is it more prudent to use a local Rushden conveyancer?
Usually, this can prove to be a far more expensive option. If you feel as though you are required to be able to go into the solicitor's place of business and speak with them, then it is probably better to pay the additional costs for the privilege of using a local solicitor. Be aware, an ever increasing amount of cases these days are being processed remotely as purchasers and sellers take advantage of competitive prices. Even more folks now employ a conveyancer by means of the Internet than those who have received a recommendation from a friend.
Placing An Advert For Your House
Advertising in local newspapers is gradually being eroded by the modern use of the Internet and by estate agencies in Rushden having and advertising websites of their own ownership. If a current buyer is seeking to purchase a house in the Rushden location, they are highly likely to hunt for properties on the Internet

Customer Reviews & Comments

The Legal House

Very efficient. Sarah did everything we asked of her including keeping us both equally informed at every step which was very important to us both.. Client, CT 12 5. Rating: rating: 5 stars June, 2012

Beaumont Legal

The service from Beaumont was excellent and positive, sad the sale fell through, but I am looking to purchase anytime soon and will for sure use Beaumont Legal for the purchase. The Lady who was dealing with my case was excellent (sorry cant remember her name). Client, NG5. Rating: rating: 5 stars June, 2011

Lawcomm Solicitors

Excellent value for money against some of the quotes I had elsewhere and although not local to the sale, this caused no issue. I cant see why other High Street Solicitors cant replicate this for what is a fairly simple and straight forward transaction. Communication was brief but consistant and the process ran smoothly. Lacked some of the personal touch perhaps if being very critical but you get what you pay for I suppose. Good service would use again.. Client, RG17. Rating: rating: 5 stars September, 2009

fwdlaw associates

Emma and Bernice were great, our sale went through very smoothly and in only 6 weeks! Emma kept us informed all along the way and I really cant fault their service. I feel that they are well worth their fee, especially compared to the cost of high street conveyancers and, if you are reading these reviews whilst trying to decide whether to use fwd law, go for it!. Client, EX12. Rating: rating: 5 stars January, 2011

Beaumont Legal

Overall the experience was positive however, I never spoke to our solicitor even though I tried on several occasions and he never returned voicemails but his team was very efficient.. Client, BA12 0. Rating: rating: 5 stars June, 2012
