Selling Tips

Marketing Your Home Through an Estate Agent
Even though you may have thought you'd selected the best estate agent in the town of sea, they may have become complacent by relying on their reputation. Always satisfy yourself that they are doing the best job for YOU. Never mind their other clients - it's your home that needs the effort behind it to market and sell it as effectively as possible.
Renew Scruffy Flooring
Linoleum flooring in bathrooms and kitchens can often look very unkempt after years of use. It is inexpensive to replace. Consider renewing it if it looks worse for wear.
Cats And Dogs in your garden.
If you're selling property in sea then you may want to check your garden for mess left behind by either your pets or neighbour's pets. If your garden looks like it's being used as a toilet, then this can make a very bad impression. Clean up after your own pets, and consider installing anti dog / cat measures to scare away / deter neighbour's pets. Please ensure these devices are humane.
Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. sea property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.

When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your sea solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the sea Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
Low Transaction Volumes
The land registry have reported that from the month November
2008 to the month February 2009, transactions have averaged 31,315 per month. This being a decrease of over 50% from the same period last year, when sales volumes averaged 75,374! Never mind. Keep smiling, the housing market will pick up again at some point.
