Why use an Estate Agent in seahouses?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in seahouses to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in seahouses to help you market and sell or let your property.

Accompanied Viewings
Most estate agents in seahouses will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a seahouses estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.
Time
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. seahouses applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good seahouses estate agent.
The Right Price
Of course, everyone wants to sell their seahouses property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good seahouses estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential seahouses purchasers.
The Right Value
A seahouses-based estate agent will know the sensible marketing value of a property such as yours, located in your area of seahouses.

Selling Tips

Go Potty
It is said that first impressions last. If you property will allow for it, why not invest in some fragrant, colorful and attractive potted flowers or plants from a seahouses garden center. These will help to make you property look cheerful and attractive on first impressions.
Pet Problems
If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen seahouses viewers. Consider calling in a local seahouses cleaning specialist to revive carpets.
Repair / Paint Fences
If you're putting your seahouses property on the market, then you may want to consider getting your garden fences painted / repaired.

Privacy is an important issue for many house buyers, and a tidy, secure, well-maintained boundary with neighbouring properties will be a big plus, rather than "another job that will need doing".

In the same manner, ensure that hedges and trees are trimmed and tidy.
Clean your windows
If your windows or mirrors are looking grubby, consider mixing some white spirit vinegar with a little water and washing up liquid, popping the mixture in a spray-bottle and giving your windows and mirrors a clean. (use this cleaning tip at your own peril!). The washing liquid will act as a de-greaser and the vinegar will act as an anti-foamer / streaker. Grubby windows or mirrors will create a bad impression on seahouses property buyers.

Rightmove, Globrix - what's the difference
It's been interesting to see the emergence of Globrix, the supposed "Google" of property search. I'm sure you'll find seahouses property on both portals. There are three main differences - Globrix is free to advertise properties on - Rightmove charge. Globrix store very scant property details and link to other sites for the bulk of the information. Rightmove advertise on television - I'm not sure that many of the public have really heard of Globrix, but perhaps that's slowly changing.
When should I instruct a solicitor?
Some seahouses solicitors offer a "no sale, no fee" service so there is no risk in instructing such solicitors before you have agreed a sale or purchase. In fact, as a seller, it is better to start the process early so that paperwork etc can be prepared in readiness for a sale. As a buyer, you can also instruct a seahouses "no sale, no fee" solicitor as there is no risk in doing so. In fact, when you make an offer on a property, your position looks stronger if you have a solicitor already in place.
