Why use an Estate Agent in spy post?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in spy post to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in spy post to help you market and sell or let your property.

Good Advice
A spy post estate agent will be able to answer any queries you may have about the buying or selling process.
Presentation
A good estate agent in spy post will be able to advise you on how to best present your property to potential purchasers.
In The Know
A good spy post estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Well Connected
spy post estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in spy post.

Selling Tips

Conveyancing
When you are buying or selling spy post property, then one expense that is difficult to avoid is the legal cost. It really isn't a good idea to cut out the solicitor, as conveyancing is a complex process, and there are many pitfalls. The good news is this: There is no good reason to use a local solicitor - and AgentQuote.co.uk can help to find you a quality national solicitor who will do the work for a much cheaper price.
Get Painting
Consider some fresh paint. There’s a good reason why new builds in spy post are typically presented in magnolia and white. The light colours make rooms look larger and cleaner. White paint, in particular, makes kitchens and bathrooms look spick and span. Remember, that dark purple that you painted your bedroom in, that you completely love, may not be to spy post buyer’s liking!
Repair / Paint Fences
If you're putting your spy post property on the market, then you may want to consider getting your garden fences painted / repaired.

Privacy is an important issue for many house buyers, and a tidy, secure, well-maintained boundary with neighbouring properties will be a big plus, rather than "another job that will need doing".

In the same manner, ensure that hedges and trees are trimmed and tidy.
Clean your windows
If your windows or mirrors are looking grubby, consider mixing some white spirit vinegar with a little water and washing up liquid, popping the mixture in a spray-bottle and giving your windows and mirrors a clean. (use this cleaning tip at your own peril!). The washing liquid will act as a de-greaser and the vinegar will act as an anti-foamer / streaker. Grubby windows or mirrors will create a bad impression on spy post property buyers.

How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a bigger chain of connected sales. Further time delays could result from missing documentation, slow spy post solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
Rightmove, Globrix - what's the difference
It's been interesting to see the emergence of Globrix, the supposed "Google" of property search. I'm sure you'll find spy post property on both portals. There are three main differences - Globrix is free to advertise properties on - Rightmove charge. Globrix store very scant property details and link to other sites for the bulk of the information. Rightmove advertise on television - I'm not sure that many of the public have really heard of Globrix, but perhaps that's slowly changing.
