Why use an Estate Agent in st just?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in st just to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in st just to help you market and sell or let your property.

The Right Value
A st just-based estate agent will know the sensible marketing value of a property such as yours, located in your area of st just.
The Right Price
Of course, everyone wants to sell their st just property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good st just estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential st just purchasers.
Accompanied Viewings
Most estate agents in st just will offer to undertake accompanied viewings on your behalf. They will show off your property to viewers, drawing attention to all of the best features. Most viewers are more likely to tell an estate agent, than the owner, what they don’t like about a property. This means that if you use a st just estate agent, you are likely to get honest feedback on what aspects of your property need dressing up to achieve a quick sale, at the best price.
Good Local Knowledge
An estate agent or letting agent in st just is very likely to have good local knowledge, and thus be an effective marketer of your property.

Selling Tips

Find a good conveyancing solicitor for st just conveyancing
If you're selling or buying property in st just then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to st just to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. st just conveyancing doesn't need to cost the earth!
Molehills And Ants Nests
If your garden suffers from Mole Hills or ants nests, then take appropriate action to eliminate these pests (humanely, of course). These garden pests could be off-putting to st just property buyers.
Conveyancing
When you are buying or selling st just property, then one expense that is difficult to avoid is the legal cost. It really isn't a good idea to cut out the solicitor, as conveyancing is a complex process, and there are many pitfalls. The good news is this: There is no good reason to use a local solicitor - and AgentQuote.co.uk can help to find you a quality national solicitor who will do the work for a much cheaper price.
Pet Problems
If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen st just viewers. Consider calling in a local st just cleaning specialist to revive carpets.

Why Use A Solicitor?
Many people begrudge the money they have to spend when they buy or sell property. Who can blame them? The government's stamp duty, the estate agent's fee, the HIP pack, all the search fees, the new, more expensive land registry fee, and then of course the solicitor's fee. Some people try to cut out the estate agent, others try to cut out the solicitor. Cutting out a st just solicitor is a really bad idea! Use a qualified professional for your property transaction, or you are very likely to regret it!
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This normally takes place around noon but could be as late as 5pm.
