Why use an Estate Agent in sulgrave?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in sulgrave to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in sulgrave to help you market and sell or let your property.

The Right Value
A sulgrave-based estate agent will know the sensible marketing value of a property such as yours, located in your area of sulgrave.
Achieve The Best Price
Experienced Estate agents in sulgrave understand the sulgrave property market place, and will help your achieve the best price for your property.
Good Local Knowledge
An estate agent or letting agent in sulgrave is very likely to have good local knowledge, and thus be an effective marketer of your property.
Time
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. sulgrave applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good sulgrave estate agent.

Selling Tips

Pet Problems
If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen sulgrave viewers. Consider calling in a local sulgrave cleaning specialist to revive carpets.
Scrub Up
Don’t be afraid to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with sulgrave buyers.
Be Energy Efficient
If you're selling your home then sulgrave buyers will be looking for energy efficient properties, as these will be cheaper to run, and easier to sell.

A good sulgrave estate agent will be able to advise you and point you in the right direction for making your home more energy efficient.

An energy assessor will come and assess your property for a current and potential Energy Efficiency Rating and a current and potential Environmental (CO2) Impact Rating. This will be included in your HIP pack, which must be completed before you market your property.
Bully Your Estate Agent
Dont rely on your estate agent in the area of sulgrave, to put the required effort into drawing up the sales particulars and populating the Window Card details. Always scrutinise what they have prepared and don't be afraid to request that they make changes to these items if you feel that they haven't put the required effort into this work.

Rightmove, Globrix - what's the difference
It's been interesting to see the emergence of Globrix, the supposed "Google" of property search. I'm sure you'll find sulgrave property on both portals. There are three main differences - Globrix is free to advertise properties on - Rightmove charge. Globrix store very scant property details and link to other sites for the bulk of the information. Rightmove advertise on television - I'm not sure that many of the public have really heard of Globrix, but perhaps that's slowly changing.
When a price is agreed for a property, what happens next?
If you have not already done so, you should instruct a solicitor immediately. You should then give the contact details to your estate agent. The estate agent will then write to all interested parties to get the ball rolling.
