Why use an Estate Agent in todmorden?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in todmorden to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in todmorden to help you market and sell or let your property.

todmorden Estate Agents Are Natural Sales People
It takes a special kind of person to be a good sales person. It takes character, charisma, a certain manner, the right looks... these are simply things that many of us lack. Hopefully your local todmorden estate agent will posses the attributes of a good sales person, and close the sale for you faster and at a better price than you could manage on your own!
Expertise
If want to do something complicated then it's usually prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in todmorden is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
In The Know
A good todmorden estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Good Local Knowledge
An estate agent or letting agent in todmorden is very likely to have good local knowledge, and thus be an effective marketer of your property.

Selling Tips

Tidy Up
Make sure that rooms are clean and tidy, especially bedrooms, bathrooms and kitchen.
Scrub Up
Don’t be frightened to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with todmorden buyers.
Find a good conveyancing solicitor for todmorden conveyancing
If you're selling or buying property in todmorden then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to todmorden to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. todmorden conveyancing doesn't need to cost the earth!
Spend Up To 1%
It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local todmorden specialist adviser or todmorden estate agent. A good todmorden estate agent may be able to point you in the right direction.

When should I instruct a solicitor?
Some todmorden solicitors offer a "no sale, no fee" service so there is no risk in instructing such solicitors before you have agreed a sale or purchase. In fact, as a seller, it is better to start the process early so that paperwork etc can be prepared in readiness for a sale. As a buyer, you can also instruct a todmorden "no sale, no fee" solicitor as there is no risk in doing so. In fact, when you make an offer on a property, your position looks stronger if you have a solicitor already in place.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This normally takes place around noon but could be as late as 5pm.
