Why use an Estate Agent in toxteth?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in toxteth to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in toxteth to help you market and sell or let your property.

Time
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. toxteth applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good toxteth estate agent.
Expertise
If want to do something complicated then it's normally prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in toxteth is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
Quality Marketing
A good toxteth estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your toxteth property needs as much exposure as possible, to maximise interest from potential buyers. Normally an agent will advertise your property on property portals, such as Rightmove, and in your local or toxteth property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
Missed Opportunities
You local toxteth Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.

Selling Tips

Find a good conveyancing solicitor for toxteth conveyancing
If you're selling or buying property in toxteth then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to toxteth to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. toxteth conveyancing doesn't need to cost the earth!
Repair / Paint Fences
If you're putting your toxteth property on the market, then you may want to consider getting your garden fences painted / repaired.

Privacy is an important issue for many house buyers, and a tidy, secure, well-maintained boundary with neighbouring properties will be a big plus, rather than "another job that will need doing".

In the same manner, ensure that hedges and trees are trimmed and tidy.
Molehills And Ants Nests
If your garden suffers from Mole Hills or ants nests, then take appropriate action to eliminate these pests (humanely, of course). These garden pests could be off-putting to toxteth property buyers.
Clean your windows
If your windows or mirrors are looking grubby, consider mixing some white spirit vinegar with a little water and washing up liquid, popping the mixture in a spray-bottle and giving your windows and mirrors a clean. (use this cleaning tip at your own peril!). The washing liquid will act as a de-greaser and the vinegar will act as an anti-foamer / streaker. Grubby windows or mirrors will create a bad impression on toxteth property buyers.

Can I speed the process up?
If you are selling, you should get all your paperwork and documentation to your solicitors as soon as you can. This will allow things to move forward quickly. The same applies to buyers who should also put as much effort as possible into arranging the mortgage as this is usually the thing that takes the longest time.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
