Why use an Estate Agent in tyn-y-gongl?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in tyn-y-gongl to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in tyn-y-gongl to help you market and sell or let your property.

Quality Marketing
A good tyn-y-gongl estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your tyn-y-gongl property needs as much exposure as possible, to maximise interest from potential buyers. Normally an agent will advertise your property on property portals, such as Rightmove, and in your local or tyn-y-gongl property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
tyn-y-gongl Estate Agents Are Natural Sales People
It takes a special kind of person to be a good sales person. It takes character, charisma, a certain manner, the right looks... these are simply things that many of us lack. Hopefully your local tyn-y-gongl estate agent will posses the attributes of a good sales person, and close the sale for you faster and at a better price than you could manage on your own!
Well Connected
tyn-y-gongl estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in tyn-y-gongl.
Good Advice
A tyn-y-gongl estate agent will be able to answer any queries you may have about the buying or selling process.

Selling Tips

Spend Up To 1%
It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local tyn-y-gongl specialist adviser or tyn-y-gongl estate agent. A good tyn-y-gongl estate agent may be able to point you in the right direction.
Clean Out The Loft
Some buyers will ask to look in your loft. If it it is full of junk that looks like it may be left there then this can be off-putting. Also, a nice empty loft will look like it may have conversion potential.
Marketing Your Home Through an Estate Agent
Even though you may have thought you'd selected the best estate agent in the town of tyn-y-gongl, they may have become complacent by relying on their reputation. Always satisfy yourself that they are doing the best job for YOU. Never mind their other clients - it's your home that needs the effort behind it to market and sell it as effectively as possible.
Find a good conveyancing solicitor for tyn-y-gongl conveyancing
If you're selling or buying property in tyn-y-gongl then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to tyn-y-gongl to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. tyn-y-gongl conveyancing doesn't need to cost the earth!

When do I need a HIP ?
It is now compulsory for all residential properties to have a completed HIP in place before an Estate Agent can begin marketing a property.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
