Why use an Estate Agent in whiteball?

There is a recent trend towards trying to sell your own property. Many new websites now offer services to assist you with this, but at AgentQuote.co.uk, we believe that there would be great value to you in finding a good estate agent in whiteball to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent in whiteball to help you market and sell or let your property.

Quality Marketing
A good whiteball estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your whiteball property needs as much exposure as possible, to maximise interest from potential buyers. Usually an agent will advertise your property on property portals, such as Rightmove, and in your local or whiteball property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
Expertise
If want to do something complicated then it's typically prudent to either seek expert advice, or to get an expert to do the work for you. Selling or buying property in whiteball is no exception. Some property transactions can be very straightforward, but many others are not. Should something difficult crop up during the process, you will be glad of the advice and expertise of your estate agent.
In The Know
A good whiteball estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
Missed Opportunities
You local whiteball Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.

Selling Tips

Pay For A Deep Clean
If a girl was going out on a important date, there's a reasonable chance she's either spend a lot of time at home getting ready, or even go to a whiteball beauty salon. If you're trying to sell a whiteball property then don't treat it any different! Consider getting in a deep-cleaning service. Prices, and level of service will vary, so look around! They will steam clean carpets, curtains and upholstery. They will get rid of all of the dirt that you may not even notice. Your oven will look like new! Hopefully the overall freshness and odour of your property will improve. This should really help with your sale!
Modernise dated fittings.
It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. whiteball property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.
Tidy Up
Make sure that rooms are clean and tidy, especially bedrooms, bathrooms and kitchen.
De-Clutter
It’s your home in whiteball, you’ve lived there for years, it feels like part of you, and you love it. But if you’re selling, then it’s time to move out mentally! Try to pack away as much personal clutter as you can. Leave a few, favourite items out so that the house doesn’t feel like a whiteball hotel, but otherwise present your viewers with a blank canvas, somewhere that they can imagine making their own.

Estate Agency Articles

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
When a price is agreed for a property, what happens next?
If you have not already done so, you should instruct a solicitor immediately. You should then give the contact details to your estate agent. The estate agent will then write to all interested parties to get the ball rolling.
