Selling Tips

Do Simple Jobs
Are you trying to sell property in wivenhoe? If so, you may want to take a good, objective look around. How many small, simple jobs are there that you haven't bothered getting around to doing? The problem is that we become blind to the small flaws after a while (apart from the ones that annoy us), whereas an observant newcomer to your home will spot them straight away. We're talking about curling wall-paper, or borders just need sticking down; Marks on walls, that need wiping off; Dead flies or dust on a lamp-shade; Dirty windows; Old screw-holes in walls that need filling and touching up. Now is the time to put a day aside to do these little jobs, and help achieve the best price for you property.
Mirror Mirror
Do you have a small room in your house? A carefully selected mirror can really help to improve the perception of the size of a room.
Clean Out The Loft
Some buyers will ask to look in your loft. If it it is full of junk that looks like it may be left there then this can be off-putting. Also, a nice empty loft will look like it may have conversion potential.
Tidy The Garden
Perhaps you are not much of a gardener, your lawn is un-cut and the whole place is looking rather messy! Well it’s time to get busy. A badly presented garden may well be off-putting to wivenhoe buyers. Cut the lawn, trim the edges and remove as much junk and clutters as you can. A few plastic pots filled with colourful flowers could really change the appeal of your property.

Estate Agency Articles

When should I book my removals?
Only make a firm booking when contracts have been exchanged. Only at this point will you be certain of the day of the move.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
