How long will the whole legal process take ?
This is our most frequently asked question and sadly, there is no easy answer as it depends on so many factors. The most straightforward kind of sale is of an empty property to a cash buyer. This would probably take about 6 weeks to complete (from instruction to when the property legally changes hands). If the buyer needs a mortgage, this could add a couple of weeks to the process. If the seller is also buying a property, this could add another couple of weeks and perhaps even longer if there is a larger chain of connected sales. Further time delays could result from missing documentation, slow wytham solicitors and slow buyers and sellers. An average completion time is about 10 weeks.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
