About This Agent Daisylets is a dynamic independent lettings agency and property management company based on Lordship Lane, East Dulwich, SE22.
Started by Claire and Eliot in recognition that there is a need for a decent, honest company to manage landlords' properties.
Both directors have years of experience letting their own property portfolios and have also been tenants in the past so know exactly what each side expects and needs from an agent, and more often than not, doesn't actually get... for example Daisylets are happy to conduct evening viewings if required.
If you currently own or intend to purchase residential property for rental in East Dulwich or the surrounding areas of South London, you'll find our management service professional, personal and cost effective. As management and lettings specialists we are fully focused on the priorities and needs of landlords and tenants, and unlike estate agents, our attention is not diverted by dealing with property sales and mortgages.
Daisylets are not jack of all trades; you won't be blinded by jargon, estate agent patter or sharp suits .. you just get a decent, honest service.
We don't charge for many of the 'extras' other high street agents do and charge less for management.
No hidden costs, no renewal fees – what we quote you now is what you pay.
We make a point of not charging commission or a fee should the tenants remain in the premises after the initial fixed term (we are one of only a handful of London based lettings agencies offering this as standard practice). We also do not make a further charge to the tenants.
Marketing Services Daisylets do not charge fees to "roll on" or renew contracts after the AST fixed period ends (as long as the existing tenants and terms stay the same).
All Daisylets' properties are dealt with by Claire, Eliot, Alice & Demina ensuring that you will always have continuity of service...You won't have to deal with multiple agents or keep repeating yourself on the phone again!
We don't charge for many of the "extras" high street agents do and we charge less for management. You only pay a charge when we find you tenants who go ahead and sign an agreement for your property.
Service levels and fees
Letting only – 3 weeks rent (minimum of £250).
Visiting you at your property, and providing a rental valuation and any other advice which you may require about letting your property
Free professional advice to ensure your property meets regulatory requirements
Professional digital photographs and a web page dedicated to your property
Free board (unless you would prefer none)
Free listings on leading websites including Rightmove and Primelocation
Accompanying tenant applicants to view the property
Collecting first months rent and deposit from the tenant
Credit checks and references approved by professional agencies – all tenants are fully referenced (bank, employment, previous landlords and credit checking)
Obtaining guarantors if required
Preparing a FREE Assured Shorthold Tenancy Agreement (AST) or appropriate agreement and arranging tenants' signatures
Details on file: We will store your property details so that we can immediately remarket, and place it back on the web, as soon as you are given notice (thus reducing the chance of void periods).

Letting & full management – 2 weeks rent (minimum of £250) +9% of monthly rental payments management commission.

Collecting a deposit and transfering it into the custodial scheme (fully protected) from the tenant
Preparing a professional independant inventory and schedule of condition.
Checking the tenant into the property and agreeing the inventory
Supervising the transfer of gas, electricity and council tax accounts into the tenant's name
Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement
Inspecting the property periodically, and reporting any problems to you
Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works
Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary
Checking tenants out of the property as required and re letting
Rent Guarantee Insurance included for an extra 1.5% management fee if required/requested.

For landlords that have already found their own tenants and would like us to take the administration off their hands (up to 2 bed properties - 3 bed's and above and fully furnished – POA. Please note, landlords accept students from countries other than the UK at their own risk and we do not deal with DSS).

Daisylets make a point of charging no commission should the tenants remain in the premises after the initial fixed term or to renew a contract if requested (we understand that we are one of only a handful of London based residential agencies offering this as standard practice). We also do not make a further charge to the tenants.
£95 for Gas Safety Certificate (if you do not already have one) or £115 including a boiler service. £75 for an EPC - Energy Performance Certificate (if you do not already have one). Please note you must obtain an EPC before marketing by law from October 08 From £75-£150 check in and preparation of full independent professional inventory, price varies depending on property size and furnishing. From £50-£95 check out – professional independant report on condition and what is recommended to withhold - if any from tenants' deposit. Professional clean – price dependent on size of property and condition Obtaining possession/representing landlord in court - cost to be discussed if ever required No let - no fee
