NegativeInstruction to you was sent on the 13th July and inspite of several calls from ourselves and excuses being given by your staff, no paperwork had come our way by the 22nd July. This is unacceptable. During the phone call today with Azeema, she seemed unprofessional in her approach and was rude to the point of trying to tell us that we had not been in the position of buying a property (we have plenty of property purchases between us and have never come across solicitors unwilling to give an update on progress), other parties including our financial adviser and the vendors solicitors were blamed for the lack of progress, yet no paperwork had come our way from your firm at all! Most unsatisfactory. "

AverageThe start of the process when well, all the relevant searches carried out etc. Once the more time critical parts of the house transaction process came about things started to go a little awry. I did pay the deposit on the day of exchange which was a little amiss of me, but, it was in the morning and the funds did get to the account by 09:15 (unfortunately I was not reminded about this payment as I was unsure of when I was suppose to pay [I was informed at the start of the process but there is a lot of information that you have to be aware of] and I was not informed of the details that I was supposed to put on the electronic transfers). These funds were not discovered until the end of the working day by which time it was too late to exchange. The following day I was promised that the exchange would take place in the morning, but this did not happen as the solicitor was unavailable for the whole morning and then one solicitor could not contact the other solicitor for the rest of the day until 16:15 in the afternoon (stress of not sure about the transfer effectiveness or where the funds were and the need to inform a landlord on vacating a rented property).The final amount was supposed to have a deduction for a late completion, but this was not negotiated at the time even though we had agreed to this by email and the first financial statement had the incorrect house price on it.Overall I feel that the solicitors work load affected the detailed approach that really should have been expected from someone who is working on your behalf on one of the most expensive purchases of your life, but communications were courteous although sometime a little curt. "

At first the communication was appalling I had e-mails and phone calls not returned. The only excuse I have been given is the lack of staff, not acceptable. I paid for a quality service which I did not receive. I had a tenant ready to move in and lost over £900 in rent. I paid the full amount of your fees from the financial statement (it was wrong and I had to give you the correct figures) in order to get the purchase completed but I would like you to make me an appointment with Jeremy Garside to discus the return of your fees. The seller and their solicitors were the ones who eased this process and kept me up to date, we should've completed at least three weeks before we actually did. We have been left to this lady choices, we have not been informed of possibility doing a survay what effected in replacing boiler what cost us extra money. We could not contact this lady by phone or email. we never received a help or advices from Deborah Buterfield. We have been send from one person to another, no one could clarify anything. First of all lady was on holiday, no one was bothered to carry on with or purchase we had to wait extra two weeks and pay extra money to property agency for rent of our old place. We are very seriously thinking about claim back money from deborah buterfield for cost of rent and new boiler. Four phone calls later I managed to get through to someone to request a new letter. It was also incorrect, more phone calls, an email and two weeks later they got it right on attempt 3.

Really poor service in general numerous requests for call backs ignored, promises of sending out their latest attempts the next day not honoured.

Not to be recommended when these are the same people you are relying on to check the search results and paperwork from the seller.

Worth paying a bit more for a higher quality firm, the firm I ended up with got their letter right first time and mailed to me the day after I accepted the quote.

AverageOn the positive side, it was always possible to speak with the the conveyancer and she was very friendly, helpful and knew the case well. It was always a pleasure to deal with her. Unfortunately the period nearing completion was a little frustrating as a 2-3 week delay on the vendor's side in being provided with information from the leaseholder of the flat was followed by an 8 working day delay on our side (as purchaser) in reviewing and reporting on the information from the leaseholder. In the end we got there and managed to meet the deadline for completion. I was left with a favourable opinion of the conveyancer but felt that perhaps at times her case load was too heavy which meant she was unable to prioritise our case at an important stage when we getting close to completion. That said, apart from this period, she was otherwise pretty quick to move things along. Whilst not the cheapest Chadwick Lawrence was very reasonably priced and you get what you pay for. "

AverageThis is the second flat sale that youve handled for me in the space of a year. I felt I got less attention this time round. There was a period where no contact was received from your office for over a month despite repeated attempts by the buyers solicitor to get updates on information. As you can understand, no news isnt good news in this case. A simple email to acknowledge that work is in progress can reduce the tension in such a stressful life event.

In all the sale took five months and I felt it should have gone quicker. Perhaps the month without communication contributed to the overall time or maybe not.

Technically, the service was very good. Id still be happy to use your services again in the future.

NegativeCommunication and service poor, very difficult to get hold of our conveyancer, and leaving a message to ring back only rarely resulted in her returning our calls. Our mortagage offer was made up of 2 parts, but our conveyancer only picked up on one part, and in the financial statement, said that a sum of £99000 was outstanding, when this was actually covered by the second part of the mortgage offer. To top it all, knowing that the SDLT had to be returned within 28 days of completion, they did not raise a flag a few days prior to the expiry of this deadline when our signed form had not been received (we returned it the same day we received the form, but royal mail had failed to deliver it) but instead sent us an email 19 days after the expiry of the deadline informing us that the form had not been received and that a penalty was now due. The whole process has been unsatisfactory. "

Although the process was protracted due to the purchasers concerns, (it was a conversion of a listed property) she effectively negotiated and resolved many issues with the buyers solicitors whilst keeping me up-to-date at all times. A noteworthy observations was how her team excelled at finding archaic information from a variety of sources and Carolines frank and open style of communication ensured she would explain legal/technical problems in plain English that I could understand. Chadwick Lawrence were inexpensive yet generally good to communicate with - for instance all calls during business hours are routed to a secretary/receptionist rather than an automated system, and they used emails to communicate rather than solely relying on post. They also have a site that provides milestone updates for your case, which was helpful in terms of helping you understand what has been done and what remains. Whilst they were busy at times and took a little while to respond, this was also the case for conveyancers on my past 3 moves who all were much more expensive. I also noted Jenny would often respond to emails very late in the evening or early in the morning, which was appreciated. In short Id certainly recommend them to anyone seeking conveyancing services. "

AverageOverall Chadwick Lawrence provided a good service, but the whole process took longer than expected given there was no chain and we didnt feel we had a handle on what was happening. The online portal is helpful but quite basic and it tended to be updated in a big batch of tasks rather than as the process went along.

There were a few cases where documents should have been sent out but didnt get to us and some of the paperwork had a few mistakes. When we spoke to our solicitor on the phone she was very nice, it just seemed to be a case of too much work (August being holiday time perhaps?) and possibly issues with her admin support.

My only other experience with solicitors was when we bought our flat 3 years ago and this was definitely a bad experience of mixed messages, unknown delays, not answering queries or replying promptly and generally feeling pissed off. Our experience with Suzy was completely different and was a welcome breath of fresh air. Nearly all of our communication was done via email and this worked very well for me. Suzy was always very prompt in replying to any queries I had and when she had a query she set out the information that was required clearly and succinctly. I felt that Suzy was very transparent in her communication also so I never had the feeling I needed to double check stories with the estate agent. This transparency in explaining any difficulties coupled with her promptness and professionalism made the whole process as painless (maybe even enjoyable - no im not going that far!) as possible.

PositiveOur conveyancer was Gillian Sandford at Chadwick Lawrence and my dealings with her were the only positive to have come out of the entire sale/purchase process (other than having a new house at the end!). We had a bit of a nightmare dealing with estate agents and the vendors selling to us but were helped and felt supported throughout by Gillian and Katy.

Despite multiple daily emails requesting different things from her, Gillian always responded timely and answered the questions being asked which is a lot different to our prior experience with solicitors. While the entire process took around 3 months from instruction, I would guess it would have taken a lot longer with a less able solicitor and in all likelihood would have fallen through.

If you want a solicitor who is going to be helpful, attentive and that you can rely on then I wouldnt hesitate to recommend Gillian and Katy. I am normally highly sceptical about online reviews but the ones on Chadwick Lawrence have been spot on based on my experience with Gillian.

My estate agent told me not to go for a northern firm as they dont have the local knowledge and that I should use their locally recommended solicitors which is probably because the estate agents get commission from them. I would recommend that if you get similar advice then ignore the estate agents and choose a proffessional team like Chadwick Lawrence.

NegativePaulette St Hillaire was poor. She was difficult to get hold of; email and phone queries were responded to late or often not at all. She seemed to be permanently away; she was on holiday on the date of our exchange yet failed to inform us or any of the other parties that this was going to be the case. This nearly prevented the contract exchange. Fortunately we managed to get it sorted through another more helpful solicitor at the company. Other problems with her service included documents not being sent out and on our completion document there were 3 mistakes on the payment amounts which had to be corrected.

It is fortunate that we were not under any time pressure to complete this move as had we been I imagine Ms St Hillaire could have cost us our house. I highly do not recommend you engage her services.

Bad points:

Solicitor difficult to get hold of by telephone.
Important documents like the Sale Contract and the Land Registry Transfer contained errors that were only spotted by us
A copy of the Land Registry Transfer went missing and had to be redone after completion.
I felt like I was doing most of the chasing up of the other side
A member of staff put the phone down on me on completion day.
I never once felt like a valued client during the whole process

Good Points:

I would use them again but only because I have 20+ years experience in commercial property management / transactions and have a fairly good idea of the conveyancing process.

PositiveI chose Chadwick Lawrence initially based on price, with concerns from others about "internet" solicitors as I went through a website. I am really pleased to say this was totally unfounded with respect to Chadwick Lawrence, and particularly Jenny Newsum who dealt with my sale. She was absolutely brilliant! When I called via phone, I was able to get straight through to Jenny or her secretary Julie and emails were usually responded to within an hour. I cannot recommend Jenny Newsum enough - I have chosen Chadwick Lawrence to handle my purchase also.

After instructing Jenny, it became apparent that we needed to complete in 5 weeks(!). Despite Jenny being on leave for a week, she pushed this all through and was really proactive in pushing as well as keeping me in the loop at all points. We completed in just over that time, the delay not being on our side I should add.

As I said to Jenny - she is an absolute star, as others have also implied on their reviews. Highly recommended.

PositiveJulie Newsum was our solicitor and dealt with the sale of our property. I must say excellent service throughout. All emails were dealt with within half an hour and on the day of completion I would say all emails were answered within 10 minutes!
