Should I use a Bolton solicitor for my conveyancing?
There's no real need to use a solicitor located in Bolton to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.
Why use a Bolton Estate Agent?
There is a recent trend of Bolton home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
Many estate agents in Bolton may give the option to do accompanied viewings in preference to you showing viewers around your own property. They will show-off your house to viewers, highlighting the best features. Some viewers are increasingly prone to tell an agent, than the owner, what they don’t like about a property. This means that if you employ a Bolton agent, you are far more likely to receive honest feedback on what aspects of your house need dressing up to get a fast sale, and at the highest achievable price.
You local Bolton Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.
Bolton estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in Bolton.
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. Bolton applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good Bolton estate agent.

Open Some Windows - Consider opening some windows for a couple of hours before a viewing. If it's a hot stuffy day, the leave them open, if it's cold then close them. In either case, this should help to give the property a nice fresh feeling when sellers come to view.
Scrub Up - Don’t be frightened to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with Bolton buyers.
Pet Problems - If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen Bolton viewers. Consider calling in a local Bolton cleaning specialist to revive carpets.
Make some coffee - Most people love the smell of brewing coffee, even if they don't like to drink it. Consider putting on some fresh coffee just before a viewing, it's sure to create a welcoming odour for those Bolton viewers!

Food For Thought
When should I book my removals?
Only make a firm booking when contracts have been exchanged. Only at this point will you be certain of the day of the move.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
