What does "Exchange of Contracts" mean?
This is when the contract becomes binding between buyer and seller. Up until this moment, the buyer is free to withdraw from the purchase, for any reason, without penalty. Exchange takes place over the telephone between the solicitors of the buyer and seller. Clients are not present at this time. A Completion date is set at this time. This is set in stone and cannot be changed.
Agents Rates of Commission Disambiguated
Many property sellers are not aware of the different rates of commission that Bolton agents will charge to sell your property. The speed and ease with which the conveyance was done was good. I was not happy with the extra charge of I think 60 & 70 pounds (i am in Cyprus at the moment) above the fixed price you quoted. Although i was given an explanation for them I am still not fully satisfied. If you where aware these would be charged but didn't know what the amout would be. You should make clear these may apply, especially when you have quoted a fixed price. Solicitors as I am sure you are aware have a bad reputation and image for what often appears overcharging or open ended charging. This only propagates this reputation. . Client, BL7.
