Why use a Cardiff Estate Agent?

There is a recent trend of Cardiff home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.

The Right Value

A Cardiff-based estate agent will know the sensible marketing value of a property such as yours, located in your area of Cardiff.

Seek Out Expert Advice

A Cardiff property agent should be able to give an answer to any queries you may have about the purchase or sales procedure.

Agent Accompanied Viewings

Most estate agents in Cardiff may offer to undertake accompanied viewings on your behalf. The agent will big-up your house to those viewing it, highlighting all of the most attractive features. Some viewers are increasingly prone to tell an agent, than the property owner, what they find unattractive about a property. The outcome is that if you employ a Cardiff agent, you are likely to get honest information on what aspects of your house need changine to achieve a faster sale, and at the best achievable value.

Presentation

A good estate agent in Cardiff will be able to advise you on how to best present your property to potential purchasers.

Selling Tips

Be particular about pictures.Be particular about photographs. - Your property agent (or yourself - if you choose to use the sell your own property method) will need to take photographs of the inside and outside of your property. This is a must to get it displayed in an attention grabbing manner on the WWW, and in sales particulars. Ensure every photo sells the house or room to the best extent. In addition, make certain that the aspect and lighting produces a cheerful and attractive image. Hide as much excess ornamentation as you can before photographing a room or exterior aspect - junk will cause your interior to appear less roomy and unattractive. Don't take photographs with parts of your hand, dogs or smoking paraphernalia in them!

Molehills And Ants NestsMolehills And Ants Nests - If your garden suffers from Mole Hills or ants nests, then take appropriate action to eliminate these pests (humanely, of course). These garden pests could be off-putting to Cardiff property buyers.

Clear the attic - remove all the junk.Clear the loft - dump all the clutter. - Some buyers will ask to take a look in your loft space. If it is to the brim with rubbish that has the appearance that it may not be removed then this will be off-putting. Also, a attractive empty attic-space will look like it could have the potential to be converted.

Scrub UpScrub Up - Don’t be scared to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with Cardiff buyers.

Food For Thought

When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your Cardiff solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the Cardiff Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
Why Use A Solicitor?
Many people begrudge the money they have to spend when they buy or sell property. Who can blame them? The government's stamp duty, the estate agent's fee, the HIP pack, all the search fees, the new, more expensive land registry fee, and then of course the solicitor's fee. Some people try to cut out the estate agent, others try to cut out the solicitor. Cutting out a Cardiff solicitor is a really bad idea! Use a qualified professional for your property transaction, or you are very likely to regret it!
