Should I use a Cardiff solicitor for my conveyancing?
There's no real need to use a solicitor located in Cardiff to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.
Why use a Cardiff Estate Agent?
There is a recent trend of Cardiff home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
Cardiff estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in Cardiff.
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. Cardiff applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good Cardiff estate agent.
Because Cardiff estate agents have experience at marketing
Cardiff house sale agents are experienced at marketing houses. Not everyone is cut out to be a salesman - and the work of selling is often something an expert should do. Your estate agent will have the knowledge to take appealing protographs of your property, how to write up a good description of it and the best locations to market that information to obtain the most interest.
Good Local Knowledge
An estate agent or letting agent in Cardiff is very likely to have good local knowledge, and thus be an effective marketer of your property.

Tidy Up - Make sure that rooms are clean and tidy, especially bedrooms, bathrooms and kitchen.
Tidy The Garden - Perhaps you are not much of a gardener, your lawn is un-cut and the whole place is looking rather messy! Well it’s time to get busy. A badly presented garden may well be off-putting to Cardiff buyers. Cut the lawn, trim the edges and remove as much junk and clutters as you can. A few plastic pots filled with colourful flowers could really change the appeal of your property.
Dogs and cats in the garden areas. - If you are selling property in Cardiff then you may want to check your garden for dung left behind by either your pets or neighbour's pets. Should your garden look like it's being used as a litter tray, then this can make a very bad impression on viewers. Do not neglect to pick up after your own pets, and consider installing anti dog or cat countermeasures to scare away and deter neighbouring property's pets. Please make sure such counter-measures are not cruel.
Repair / Paint Fences - If you're putting your Cardiff property on the market, then you may want to consider getting your garden fences painted / repaired.
Privacy is an important issue for many house buyers, and a tidy, secure, well-maintained boundary with neighbouring properties will be a big plus, rather than "another job that will need doing".
In the same manner, ensure that hedges and trees are trimmed and tidy.

Food For Thought
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
