Why use a Cardiff Estate Agent?
There is a recent trend of Cardiff home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
Because we are all proud of our houses
People viewing a property can often be a brutal bunch, stalking around the house like royalty, offering unkind comments and making unhappy facial expressions. Even perhaps the nicest houses are in for a bashing, simply for the reason that the first's preference is some other person's non-preference. So it's perhaps best if you let a Cardiff property agent take viewers around your house - and leave them to filter back any worthwhile comments. No one likes to have their home criticized by visitors.
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. Cardiff applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good Cardiff estate agent.

A Cardiff estate agent should be able to answer any questions or queries that you may have in relation to the buying or selling process.
In The Know
A good Cardiff estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.

Clean your windows - You should be able to clean your ground-floor windows, frames and sills easily - and a professional window-cleaner won't be expensive to get the upper floor windows done too. To make the best possible impression get your windows cleaned to a shine. Make sure your window ledges are tidy and that curtains and blinds are neatly arranged. If you have net curtains, consider giving them a clean (or your actual curtains if they're looking grubby).
Spend Up To 1% - It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local Cardiff specialist adviser or Cardiff estate agent. A good Cardiff estate agent may be able to point you in the right direction.
Scrub Up - Don’t be afraid to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with Cardiff buyers.
Pressurise Your Property Agent - Don't rely on the agent to make a sufficient effort when drafting the marketing brochure and populating your window display card. You should always examine what they've prepared and do not be reticent to insist that they make alterations to these items if it is your determination that they haven't worked hard enough. Check spelling and errors of grammar. Ensure that all of the statements are accurate.

Food For Thought
Could I Use An Internet Agent?
Perhaps you have observed there is an increase in the number of Web based estate-agents appearing. These are basically agents that don't own a traditional high-street premises and in preference leverage the World Wide Web to sell their property portfolio. These agencies can frequently drastically undercut traditional high-street agencies. But there are a number of things of importance to be careful of ... Do they place adverts in the local paper? Does the agent upload your property onto Rightmove? Do they facilitate managed viewings? If these things are not important to you, then go-ahead and save a lot of money!
When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your Cardiff solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the Cardiff Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
